About The Position

Habitat America, LLC, a woman-owned property management company with a strong presence in the Mid-Atlantic region, is seeking a Regional Property Manager. With over 30 years of experience, Habitat America manages communities and is headquartered in Annapolis, Maryland. The company is looking for a Regional Property Manager with at least 7 years of experience at the Regional Manager level. The assigned portfolio may include affordable tax credit and section 8 multi-family apartment communities in the Maryland or DC metro area. The Regional Manager oversees the management of a varied portfolio of apartment communities for owners, focusing on revenue optimization and expense control while adhering to company policies and procedures. Regional Managers are leaders responsible for supervisory duties over their assigned portfolios, including interviewing, hiring, training, maintaining teams, planning work, reviewing performance, rewarding and disciplining employees, and problem-solving. They regularly communicate with owners, developers, contractors, syndicators, and regulatory entities. Requirements

  • At least 7 years' experience at the Regional Manager level.
  • Experience with Multifamily and Independent Senior property types.
  • Experience with PRAC 202, LIHTC, and BOND programs.
  • Advanced usage of Yardi Software.
  • Preparation of budgets and monthly variance reports for portfolio of properties.
  • Contract procurement and negotiation.
  • Capital expenditure recommendations.
  • Strong emphasis on customer service.
  • Financial management and analysis.
  • Ability to work closely with asset managers and owners.
  • Lease up and / or renovation experience.
  • Experience handling small and large insurance claims.
  • Experience with developing strong resident service programs.
  • Proven conflict resolution skill set.
  • Ability to multi-task.
  • Excellent oral and written communication skills.
  • Good computer skills including Word and Excel proficiency.

Responsibilities

  • Oversee the management of a varied portfolio of apartment communities for owners.
  • Maintain the integrity of the owner's physical asset by revenue optimization and control of expenses.
  • Adhere to all policies and procedures set forth by the company.
  • Supervise assigned portfolios within Habitat America's policies, procedures, and applicable laws.
  • Interview, hire, train, and maintain competent employees.
  • Plan, assign, and prioritize work for teams.
  • Review employee performance.
  • Reward and discipline employees.
  • Address and solve problems that arise.
  • Regularly communicate with owners, developers, contractors, syndicators, and regulatory entities.
  • Prepare budgets and monthly variance reports for a portfolio of properties.
  • Procure and negotiate contracts.
  • Make capital expenditure recommendations.
  • Manage and analyze financial performance.
  • Work closely with asset managers and owners.
  • Handle small and large insurance claims.
  • Develop strong resident service programs.
