The Regional Property Manager will provide direction to Community Managers to achieve financial performance goals, actively maintain budgetary control and restraint. This role involves hiring, training, and mentoring Community Managers in all aspects of operations, analyzing and evaluating personnel needs throughout the region, and serving as the final authority for hiring decisions. The Regional Property Manager will also review and approve salary adjustments, assure continuing education of staff, assess training needs, and assist Community Managers in resolving employee issues. Responsibilities also include providing direction on all resident issues, mediating resident complaints, assessing the physical condition of properties, making recommendations for capital needs, and working closely with Community Managers to evaluate and analyze community performance from an operational and financial perspective. This role involves creating and implementing marketing and promotional programs, training the team on outstanding leasing and maintenance service, inspecting properties regularly, overseeing turnaround standards, monitoring move-out procedures, evaluating landscape/curb appeal, and soliciting/approving bids for major contract work. The Regional Property Manager will also field calls from residents and review/respond to resident survey cards. Financially, this role includes preparing annual budgets, overseeing income and expense accounts, managing apartment rental rates, meeting company benchmarks for occupancy, collections, margin, and net operating income, ensuring timely report submission, training Community Managers in fiscal management, reviewing monthly operating statements, implementing programs to increase NOI, maintaining control over expenditures, and reviewing capital replacement plans. Compliance responsibilities include monitoring communities for adherence to Fair Housing laws and other regulations, training employees on documentation, and developing procedures for company policy compliance.
