About The Position

The Regional Maintenance Specialist (RMS) – Special Assets is a corporate-level maintenance leader who reports to the Regional Director – Special Assets. The RMS assesses and stabilizes maintenance operations at underperforming communities in the Special Assets Portfolio. The role may begin with one community and expand to functional oversight of a small portfolio. In partnership with the assigned Regional Manager, the RMS develops and leads turnaround plans addressing staffing gaps, deferred maintenance, work-order and unit-turn backlogs, and maintenance processes. The goal is to restore stable operations, improve unit readiness and occupancy, normalize recurring expenses, and build an effective on-site team that can sustain results. The RMS has no direct reports. On-site maintenance teams report to the RMS functionally for maintenance standards, processes, coaching, and performance support. The RMS provides recommendations on staffing, vendors, processes, and priorities; the Regional Manager retains budget authority.
