The Real Property Specialist Junior, shall support base civil engineer responsibilities concerning real property acquisition, management, accounting, reporting, facility use, disposal, and FIAR readiness. This role performs a wide range of complex real property functions relating to the acquisition, management, and disposal of government real property. The specialist is responsible for real property inventory maintenance, reporting, and data analysis, and reconciles annually all real property records with all entities/agencies/departments that occupy, maintain, or operate facilities or land for which the Air Force has real property accountability. They perform all Financial Improvement and Audit Readiness (FIAR) actions such as Existence and Completeness (E&C) within prescribed timelines and assist with real property inventory file maintenance both in the APSR and jacket files. The role determines the need for and takes actions to out-grant Air Force Real Property and implements appropriate Air Force guidance to complete in-grants and out-grants such as leases, permits, easements, and licenses. The specialist maintains and updates the Real Estate Grant Tracker and conducts and processes annual compliance inspections for grants. They coordinate with various entities on base such as Environmental flight and Legal office, and support space accountability activities. The role prepares real property key supporting documents (KSDs), reports, and presentation materials, and prepares for and supports audits, evaluations, staff assistance visits, and inspections. Responsibilities include responding to customer inquiries with accuracy and performing deep level research to analyze asset history, assess situations, and make corrective actions. The position also involves providing coaching and guidance to Real Property Technicians and delegating tasks as appropriate. The individual is accountable for effectively coordinating several projects simultaneously, communicating effectively orally and in writing, completing all mandated training requirements, timely and cost-effective performance of duties, dealing with a variety of people professionally and courteously, adhering to established company operating policies and procedures, compliance with company Standard Operating Procedures and Personnel policies, embracing and contributing to the parent company’s safety culture, and the ability to work well under pressure.
