The Role Overview of Role: The Director of North America Real Estate & Data Center leads a team in the US and Canada and is responsible for all aspects of strategy and execution related to Real Estate including Data Center, Offices, Construction and Facility management in the largest market at Kyndryl totaling $5.5M sqft. The role will report into the Vice President RDC and has primary stakeholder responsibility for both the President of the US and Canadian businesses and ensure objectives and projects are interlocked with the regional leaders including the CFO and COO of the respective regions. The role also involves implementing the global real estate strategy at the regional level, ensuring alignment with the company’s overall business objectives and standards. . The role further ensure delivery in a consistent manner across the portfolio while ensuring compliance with local regulations and company policies. Requirements

  • Bachelor's degree (or equivalent) in a related field (architecture, engineering, real estate or business administration) required.
  • A minimum of 10 years of demonstrated experience in real estate.
  • Strong knowledge of corporate real estate laws and regulations in Norther America
  • Proven knowledge of Real Estate, Construction, and Facilities Management leading practices, and trends
  • Foundational knowledge of basic finance and accounting principles
  • Demonstrated ability to define, set expectations, influence and execute multiple concurrent projects.
  • Proven experience in implementing large scale initiatives.
  • Experience designing, implementing, or managing service request processes and/or systems.
  • Demonstrated ability in managing and influencing others within and outside of reporting lines.
  • Track record of having managed and developed high performance teams, working within a leveraged, outsourced operating environment, in collaborative and integrated manner.
  • Experience with regional or local facilities related regulations.
  • Understanding of regional cultural norms.
  • Proven ability to be comfortable with ambiguity and operate effectively in environments with imperfect information.

Responsibilities

  • Develop and implement the regional real estate strategy to support the company’s overall global objectives.
  • Develop and present the business case supporting the strategic plan to the C- suite and leadership committee.
  • Responsible for planning, directing and controlling all real estate and activities for the organization to ensure maximum return and profitability.
  • Lead the delivery of world class real estate solutions to agreed standards, at optimal cost within time frames agreed by Kyndryl’s business partners.
  • Understand client's business strategy and work with the regional and global real estate Management team and 3rd Party transaction team to translate client needs into a dynamic real estate transaction forecast ("pipeline").
  • Provide leadership and guidance to the territory leads and the other real estate professionals in the region.
  • Manage the regional budget, ensuring cost-effective solutions; partner with finance to align on capital and varying risk rates.
  • Contribute to the annual Capex & Opex planning process, providing inputs on regional needs and requirements.
  • Document, publish and update the real estate strategy and Plan quarterly.
  • Maintains intimate knowledge and understanding of the Real Estate portfolio, occupancy and cost.
  • Review business and commercial terms of the broker contract, compare industry practices and help negotiations.
  • Oversee development and implementation of portfolio strategies for the major locations/cities within the region including portfolio, business, operational and financial assessment and analysis, market assessment, site identification, business liaison and approval, corporate approval, and contract negotiation.
  • Track and report on global/regional KPIs used to track the portfolio.
  • Review comprehensive assessment of scenario alternatives (alternate timing of actions, restructuring obligations, alternate locations, staff deployments, holding structure, potential incentives, high level financial strategies, etc.) for approval.
  • Accountable for regional real estate data collection and accuracy
