We work side by side with our Team Members in the Property Development group by leveraging continual collaboration throughout the life cycle of each project. As our Real Estate Manager, you'll be the person on the ground finding the next great location: scouting sites, reading markets, and turning raw land into the next Life Time Athletic Country Club or mixed-use Healthy Way of Life development. You'll work at the intersection of strategy and boots-on-the-ground hustle, visiting new markets, building broker relationships, running the numbers, and bringing your findings to the table with our architecture, construction, legal, operations, and development teams. With 195+ locations already serving 1.5M+ members across the U.S. and Canada, you'll be helping write the next chapter of where Life Time shows up next. Requirements

  • A four-year college degree
  • 5 to 8 years of real estate analysis and acquisition experience
  • 2 years of management experience
  • Sharp instincts for real estate finance, site development, and negotiation
  • The ability to juggle multiple deals and deadlines without losing precision
  • A knack for pulling insight out of data and turning it into a clear recommendation
  • Strong written and verbal communication; you'll be presenting to senior leaders and the Board
  • Project management chops that keep complex, multi-team deals moving

Responsibilities

  • Scout new markets and build deployment strategies for future Life Time locations
  • Dig into market and trade area studies to identify where we should grow next
  • Keep a pulse on assigned trade areas, tracking development opportunities over time
  • Build and maintain a broker network that consistently surfaces land opportunities aligned with our growth strategy
  • Pursue high-quality sites using fact-based, metrics-driven decision-making
  • Evaluate potential sites across demographics, accessibility, utilities, land composition, and location fit against our brand standards
  • Write and present business plans to the Board of Directors, laying out the market opportunity and the case for investment
  • Assess the competitive landscape: who's nearby, what they offer, what they charge, and whether they matter
  • Negotiate Letters of Intent, Purchase Agreements, and Leases
  • Guide sites through civil engineering, site planning, and entitlement once land is secured
  • Partner with our SVP of Real Estate and Development and senior leadership on final site walkthroughs and approvals
  • Manage the disposition of excess property when needed
