We are seeking an experienced and driven Property Supervisor to oversee the operations and performance of approximately 550 affordable housing units across Santa Monica. This leadership role is ideal for a property management professional with strong operational, financial, and compliance expertise who thrives in a fast-paced environment. You will play a key role in supporting on-site teams, ensuring regulatory compliance, and delivering high-quality housing services that align with our mission.

Requirements

  • High school diploma/GED required
  • Minimum of 5 years of property management experience or related field
  • Proven experience managing multiple affordable housing properties with layered financing
  • Strong working knowledge of affordable housing compliance and regulations
  • Strong knowledge of Fair Housing laws, California statutes, and local rent control requirements
  • Excellent written and verbal communication skills
  • Solid financial acumen, including budgeting and reporting
  • Strong judgment and professionalism when working with residents and staff
  • Advanced proficiency in Microsoft Word, Excel, PowerPoint, and Access
  • Valid driver’s license and insurance required

  • Some college preferred
  • Yardi experience preferred

Responsibilities

  • Supervise, mentor, and support on-site Resident Managers, including hiring, training, performance evaluations, and disciplinary actions
  • Enforce lease provisions and address tenant concerns, disputes, and compliance issues
  • Ensure adherence to Fair Housing laws, California regulations, and local rent control ordinances
  • Analyze operational challenges and recommend effective solutions to leadership
  • Collaborate closely with Maintenance and Property Management teams to ensure properties are well-maintained
  • Assist in preparing and managing property budgets
  • Provide responsive, high-quality customer service to residents and staff
  • Monitor and follow up on work orders and deferred maintenance
  • Prepare accurate and timely operational and financial reports
  • Oversee rent collection processes, including tracking delinquencies
  • Manage move-out processes and turnover coordination
  • Conduct regular property inspections
  • Support preparation of Welfare Tax Exemptions and rent increase documentation
  • Assist with review and approval of move-in files and tenant recertifications (HOME, TCAC, HCD, etc.)
  • Help prepare for audits and ensure ongoing compliance
  • Perform additional duties as assigned
  • Lead, train, evaluate and support a team of Resident Managers across multiple properties
  • Foster a collaborative, accountable, and service-oriented team environment
