About The Position

We are hiring a dedicated and experienced part-time Property Manager to independently oversee the day-to-day operations of a 62-unit multifamily community in Petersburg, Virginia. The role is responsible for resident satisfaction, strong financial performance, and efficient property management. The schedule is 20–25 hours each week.

Requirements

Minimum 3+ years of assistant property manager experience or equivalent property management background.
Strong understanding of Federal, State, and local Fair Housing laws.
Knowledge of sound management practices and ability to follow company operational standards.
Strong negotiation skills and experience managing vendor contracts.
Excellent customer service, communication, and conflict-management skills.
Strong organizational skills and attention to detail.
Proficiency in Microsoft Office Suite.
Solid accounting and computer skills.
Knowledge of maintenance procedures and resident/landlord laws.
Strong sales and leasing abilities.
High level of integrity, reliability, and professionalism.
Reliable transportation and a valid driver’s license required.
Must pass drug and background screenings.

Nice To Haves

Familiarity with RealPage or similar property management software preferred.

Responsibilities

Oversee daily operations of the assigned property.
Build and maintain positive relationships with residents, addressing concerns promptly and professionally.
Manage leasing activities, including marketing vacant units, conducting tours, and supporting leasing goals.
Post rent, monitor occupancy, and meet established NOI and performance targets.
Follow established collection and delinquency procedures.
Negotiate and manage vendor and service provider contracts to ensure quality and cost-effective services.
Use property management software for accurate data entry, reporting, and recordkeeping.
Apply effective conflict-resolution strategies to address resident issues.
Assist with annual budget preparation and review.
Enforce company policies and procedures related to property operations.
Ensure compliance with all local, state, and federal regulations, including Fair Housing laws.
