About The Position
Arbors Management is seeking a focused, people-oriented Property Manager to lead operations at our senior high-rise community in Butler, PA. This role is ideal for an organized leader with a passion for affordable housing and resident advocacy. You will lead a dedicated team (Maintenance + Community Assistant) to ensure the property thrives by maintaining high occupancy and low delinquency, managing the annual operating budget and rent collections, and fostering positive relationships with senior residents while building a strong waitlist.
Requirements
- Valid Driver’s License and reliable transportation.
- Ability to pass a criminal background check and drug screen.
- PA Real Estate License or willing to obtain within one year of employment.
Nice To Haves
- Background in affordable housing (HUD/Project-Based Section 8) is a major plus.
- Proven ability to manage a team and cultivate a positive work culture.
- Comfortable with industry software (RealPage/OneSite) and Google Suite.
- Strong financial awareness coupled with a "resident-first" attitude.
Responsibilities
- Maintain 95%+ occupancy and keep delinquency below 5%.
- Supervise and support a small on-site team to ensure property excellence.
- Manage the annual operating budget and rent collections.
- Foster positive relationships with senior residents and build a strong waitlist.
