About The Position

Newbury Living is seeking a Property Director to provide overall leadership and accountability for the daily operations of a 216-unit apartment community. This role involves leading the final phase of property stabilization, converting operational gains into sustained, long-term performance. The Property Director will drive leasing velocity, resident retention, and occupancy through disciplined execution and team accountability. Responsibilities include developing, managing, and controlling operating budgets, analyzing financial performance, and implementing corrective actions. The role also oversees maintenance operations and capital initiatives to ensure asset preservation, curb appeal, and on-time project completion. Additionally, the Property Director will recruit, develop, and lead on-site team members, serving as the primary point of contact for residents and identifying process improvements. Success in this role means assessing the team, owning the numbers, and having a clear plan within 90 days, achieving occupancy at or above 95% and delinquency under 5% by month six, and transforming the property into a stabilized, high-performing asset with a strong retention culture within the first year.
