About The Position

Deer Valley East Village is the eastern Deer Valley ski resort base village located in Park City, Utah. The base village includes the development of multiple ski lifts, eight hotels, an array of ski-in/ski-out homesites, a walkable retail and commercial zone, and day-skier parking and services. This reimagined resort village will set a new standard for excellence among the world’s alpine resorts. With approximately 180,000 SF of new retail and restaurant space that will be leased, designed, and fit out by third-party tenants, Extell is seeking a seasoned retail construction professional to oversee construction, including design coordination and approval, followed by permitting and tenant coordination responsibilities, through turnover and opening readiness. The Project Manager, Retail Construction & Tenant Delivery will represent Extell throughout the construction and tenant delivery process, serving as the primary point of coordination between the construction, design, development, leasing, and tenant teams. The position will be responsible for driving tenant buildouts from lease execution through opening by managing design requirements, construction milestones, schedules, budgets, approvals, risk identification, turnover, and opening readiness. The ideal candidate will be proactive, highly organized, technically strong, and experienced in managing high-end retail, restaurant, hospitality, or other commercial tenant fit-outs on behalf of an owner or developer.

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Building Construction, Real Estate Development, Project Management, or a related field required.
  • 8+ years of project management experience in commercial, retail, restaurant, hospitality, mixed-use, or residential construction.
  • Significant experience with tenant fit-outs, preferably in retail, restaurant, hospitality, or other high-end commercial environments.
  • Experience representing an owner, developer, or construction manager through tenant design, construction, turnover, and opening processes.
  • Retail General Contractor experience is strongly preferred, particularly experience managing construction schedules, trade coordination, field execution, and closeout.
  • Ability to interpret leases, construction exhibits, landlord work letters, scopes, drawings, specifications, schedules, and other technical documents.
  • Experience managing multiple tenant projects at different stages of design and construction while maintaining clear schedule visibility and deadline accountability.
  • Working knowledge of landlord and tenant responsibilities, construction sequencing, permitting, inspections, utilities, project closeout, and the schedule dependencies affecting tenant opening dates.
  • Experience tracking RFIs, submittals, approvals, change requests, punch lists, and turnover/opening requirements.
  • Experience managing high-end retail and/or restaurant fit-outs is preferred.
  • Proficiency with Microsoft Office Suite, including Excel, Word, PowerPoint, and Outlook.
  • Experience with Procore, Bluebeam Revu, AutoCAD, and/or Microsoft Project preferred.

Nice To Haves

  • Retail General Contractor experience is strongly preferred, particularly experience managing construction schedules, trade coordination, field execution, and closeout.

Responsibilities

  • Work with tenants to identify qualified General Contractors and subcontractors then manage contractors to ensure work is completed on schedule, within budget, safely, and in accordance with approved documents and project standards.
  • Manage tenant construction schedules and timelines against lease milestones and opening targets.
  • Coordinate tenant and landlord construction activities to support timely buildout completion.
  • Coordinate with architects and engineers to review proposed tenant buildouts and confirm alignment with base-building systems and project standards.
  • Review architectural, MEP, structural, and specialty documents for completeness, constructability, lease compliance, and coordination with base-building systems.
  • Develop and review early budgets and estimates with General Contractors and subcontractors for various types of tenant fit-outs.
  • Review tenant construction schedules and maintain visibility into critical path items and schedule dependencies.
  • Identify potential schedule, cost, design, or construction issues early and coordinate recovery plans as needed.
  • Attend tenant construction progress meetings and field walks; document conditions, decisions, commitments, responsible parties, and schedule impacts.
  • Coordinate tenant work with base-building systems, utilities, life-safety requirements, adjacent construction, and resort operations.
  • Work with contractors and design teams to identify scope gaps and coordination issues.
  • Review and verify contractor budgets and track project costs.
  • Monitor RFIs, shop drawings, submittals, samples, and change requests to ensure timely review, coordination, and resolution.
  • Manage the QA/QC process throughout all phases of tenant construction.
  • Hold design teams and contractors accountable for base-building RFIs, submittals, and required approvals.
  • Identify construction risks, unresolved conflicts, and schedule impacts early; develop practical recovery plans and escalate issues as necessary to protect turnover and opening dates.
  • Develop logistics and establish work rules to minimize construction impacts on operating hotels, residential buildings, and resort operations.
  • Coordinate with tenant teams to begin work in buildings that are still under construction.
  • Serve as the day-to-day liaison between Extell’s leasing and development teams and tenant design teams and contractors.
  • Track progress and manage short- and long-term project milestones.
  • Maintain clear accountability for tenant obligations, required submissions, approvals, decisions, and critical milestones.
  • Coordinate recurring tenant delivery and construction meetings and ensure action items are assigned, tracked, and followed through to resolution.
  • Work with local agencies, design teams, and tenants to assure timely approvals and signoffs.
  • Determine when inspections are required by specialty consultants, including façade, acoustic, elevator, and other consultants as applicable.
  • Track costs across multiple tenant projects concurrently.
  • Review and negotiate changes in scope and cost.
  • Manage requisitions and work in place.
  • Review and coordinate tenant and contractor changes that may affect base-building systems, project standards, or lease obligations.
  • Prepare concise project updates summarizing milestones, submittals, approvals, risks, decisions, open items, and next steps.
  • Communicate critical issues promptly to ensure timely resolution and minimize impacts to project schedules and opening dates.
  • Facilitate obtaining required permits with tenant fit-out teams and local jurisdictions.
  • Track permit submissions, plan reviews, inspections, and outstanding approvals through resolution.
  • Track open permits within Extell buildings and confirm proper sign-offs.
  • Coordinate with tenants, design teams, contractors, local agencies, and building departments to support timely approvals.
  • Obtain Certificates of Occupancy and coordinate the administrative process required for issuance.
  • Communicate and coordinate with local utility providers, tenant teams, and contractors to support timely utility decisions, connections, and activation.
  • Coordinate with the Extell leasing team on tenant design and construction-related questions.
  • Review leases, construction exhibits, landlord work letters, tenant design criteria, and other governing documents to identify landlord and tenant obligations, exclusions, approval requirements, and critical milestones.
  • Develop and maintain tenant delivery requirement matrices, milestone schedules, action-item logs, and other tools necessary to track tenant obligations from lease execution through opening.
  • Coordinate tenant design submissions, including test fits, drawings, specifications, equipment plans, and material selections.
  • Track tenant submissions, approvals, decisions, and outstanding information against agreed milestones and opening targets.
  • Coordinate comments and responses among tenants, architects, engineers, consultants, contractors, leasing, and internal development teams.
  • Verify that all insurance requirements are complete prior to commencement of tenant work.
  • Confirm that all Extell requirements have been met prior to tenant turnover and opening.
  • Oversee tenant turnover and acceptance of completed spaces.
  • Maintain tenant turnover and opening-readiness checklists.
  • Coordinate inspections, punch-list activities, commissioning support, and completion of outstanding closeout items.
  • Ensure the CM, General Contractor, and subcontractors provide all required closeout documentation.
  • Track required closeout packages, warranties, operating manuals, certificates, approvals, and other documentation required for turnover and opening.
  • Obtain warranties for work that modifies base-building systems, including façade, roofing, mechanical, and other applicable systems.
  • Coordinate tenant move-in activities, deliveries, cleaning, access, and other activities necessary to support operational readiness.
  • Confirm that all unresolved items have an identified responsible party, recovery plan, and target completion date prior to opening.
  • Escalate issues that could threaten occupancy, turnover, or scheduled opening dates.
  • Monitor financial closeout of all trades and the CM/General Contractor, including final lien waivers.
  • Support post-opening closeout and transition of applicable documentation to property operations.
