About The Position

Leopardo is seeking a Project Manager II to join their Healthcare group in the Cleveland market. This role is responsible for the overall administration, execution, and completion of singular mid-sized or multiple small-sized projects, and may assist a Senior Project Manager on large or complex projects. The position will participate in project development, overseeing organization, scheduling, budgeting, and implementation to ensure consistency with company strategy. Key responsibilities include monitoring productivity and profitability, managing team communication, resolving conflicts, and cultivating client and A/E relationships.

Requirements

  • Bachelor’s degree from a four-year College or University in construction, engineering, or architecture related fields, or equivalent training and related experience.
  • 5+ years of experience as a Project Manager or Assistant Project Manager.
  • Estimating experience.
  • Clear understanding of the business side of construction.
  • Field experience is a plus.
  • Comprehensive understanding of each phase of the construction process, including architectural design and blueprinting.
  • Knowledge of the market/industry.
  • Proven record of success on mid-sized and/or multiple small-sized projects.
  • Thorough understanding of construction technologies such as scheduling software, financial comprehension, and digital model navigation.
  • Ability to read and understand blueprints.
  • Proficiency with project management and accounting software.

Responsibilities

  • Support and/or lead preconstruction efforts on negotiated projects, including preparing budgets and estimates, collaborating with estimating to solicit bids, writing scopes of work, and evaluating bids.
  • Prepare detailed general conditions budgets and assist with incorporating them into the overall project budget.
  • Coordinate preparation and submittal of permit applications.
  • Negotiate, award, and write subcontracts in collaboration with the Market Leader, verifying master agreements and ensuring necessary documentation is in place before work begins.
  • Complete bid/post-bid subcontractor risk mitigation management.
  • Develop, monitor, and maintain a detailed master schedule, identifying key preconstruction activities, the critical path, and other important activities.
  • Collaborate with the Market Leader to prepare comprehensive cost estimates throughout the project’s duration and communicate with Leopardo self-perform groups.
  • Manage the shop drawing/submittal schedule and process to ensure accuracy and compliance.
  • Manage the requests for information (RFIs) and change order processes, maintaining logs and reviewing with the project team.
  • Coordinate and conduct required meetings (e.g., pre-job, weekly construction meetings, post-job, project closeout) and distribute meeting minutes.
  • Collaborate with the Superintendent to facilitate subcontractor/vendor coordination, ensure inspections are performed, enforce quality control and safety, review punchlists, and obtain certificates of occupancy.
  • Review closeout documentation for accuracy and submission, and coordinate warranty calls.
  • Review job costs, billings, and pencil draws for pay applications, and approve invoices for direct purchases.
  • Collaborate with the Market Leader to establish, monitor, and achieve project goals and prepare profit projections.
  • Build, strengthen, and maintain relationships with clients/owners, architects, developers, and subcontractors.
  • Participate in industry associations, promote Leopardo, and network to gain industry insights.
  • Participate in presentations and interviews for new potential projects.
  • Assist with recruiting efforts as required.
  • Mentor, train, and evaluate less-senior project management staff and other staff members.
  • Participate in cross-functional teams outside of direct span of control within the main Company divisions.
