About The Position

This is a rare opportunity to step into a high-impact leadership role overseeing a growing Class A multifamily portfolio of 228 units in New Jersey markets — with a clear path to grow into a Director of Property Management as the portfolio expands. You'll be the operational engine behind lease-up, daily property performance, staff development, and ownership communication, with real upside to build out a team beneath you over time. Requirements

  • 5+ years of property management experience
  • At least 2 years in a supervisory or multi-site role preferred
  • Experience managing or supporting lease-up of a new development
  • Strong knowledge of New Jersey landlord-tenant law and fair housing regulations
  • Proven ability to hire, train, and manage staff
  • Strong communication, organization, and follow-through skills
  • Comfortable traveling between multiple NJ properties
  • Experience with property management software

Nice To Haves

  • AppFolio is a plus
  • Familiarity with Essex, Monmouth, or Mercer County rental markets preferred
  • CAM, CPM, ARM, or similar credentials are a plus

Responsibilities

  • Oversee day-to-day operations across multiple NJ properties
  • Manage leasing activity, occupancy, renewals, and resident relations
  • Monitor rent collection, delinquencies, and tenant communication
  • Coordinate maintenance, unit turns, work orders, and vendor follow-up
  • Establish and maintain procedures for leasing, maintenance, communication, and reporting
  • Ensure full compliance with New Jersey landlord-tenant law, fair housing rules, and municipal requirements
  • Lead lease-up efforts for new buildings and vacant units
  • Monitor pricing, concessions, traffic, applications, and move-ins
  • Oversee listings, signage, online marketing, and local outreach
  • Track leasing results and provide regular updates to ownership
  • Recruit, hire, train, and supervise property management, leasing, and maintenance staff
  • Manage vendor relationships and hold contractors accountable to performance standards
  • Ensure site-level staff adhere to company procedures and service expectations
  • Provide regular updates on occupancy, leasing activity, collections, maintenance, and overall performance
  • Assist with operating budgets and monthly reporting
  • Identify opportunities to grow revenue, reduce costs, and improve operations
  • Partner directly with ownership on priorities, issues, and portfolio growth strategy
