About The Position

Bluestone Real Estate Services is looking for an experienced Portfolio Manager to lead our Single Family Homes division. You’ll oversee the day-to-day performance of a portfolio of individually owned rental homes throughout the Portland metro area while leading the team that supports them. This is a great opportunity for someone who understands that single-family property management is its own world. Different homes. Different owners. Different priorities. Requirements

  • At least 2 years of residential property management experience; 4+ years strongly preferred.
  • Experience managing single-family homes or a scattered-site residential portfolio strongly preferred.
  • Strong knowledge of Oregon landlord-tenant laws and residential property management practices.
  • Proven ability to lead, develop, and hold team members accountable.
  • Strong client relationship skills and the ability to communicate confidently with property owners.
  • Excellent organization, prioritization, and follow-through.
  • Sound judgment and the ability to solve problems independently.
  • Strong written and verbal communication skills.
  • Valid driver’s license, active auto insurance, and reliable transportation.

Nice To Haves

  • Experience with property management technology such as AppFolio, ShowMojo, and/or Avid is a plus.

Responsibilities

  • Lead the day-to-day operations and performance of our Single Family Homes portfolio.
  • Serve as a trusted point of contact for property owners and keep them informed about the performance and needs of their investments.
  • Lead, support, and provide direction to employees supporting the SFH portfolio.
  • Oversee leasing, renewals, turnovers, property takeovers, compliance, resident communication, and tenant relations.
  • Monitor the physical, aesthetic, and financial performance of each property.
  • Conduct regular property visits and inspections throughout the portfolio.
  • Oversee maintenance requests from start to finish, including vendors, repairs, capital projects, and insurance-related work.
  • Prepare property budgets and monthly client reporting and monitor expenses, collections, and delinquencies.
  • Navigate resident concerns and escalated situations with professionalism, good judgment, and a solutions-focused approach.
  • Ensure the portfolio operates in compliance with Oregon landlord-tenant laws, local regulations, company policies, and industry best practices.
  • Participate in a rotating on-call schedule and respond to property emergencies when needed.
