About The Position
Rose Associates is seeking a motivated, customer-focused Residential Property Porter to support the appearance, cleanliness, and daily operations of a residential property. The role includes cleaning and detailing common areas, maintaining outdoor grounds, preparing vacant units, assisting maintenance staff with minor repairs and cleanup, and providing courteous service to residents. The Porter may also cover front desk or concierge staff and deliver packages as needed. This position is performed on-site and requires moving throughout the building, interacting with residents and others, and working in areas where domestic pets may be present, including occupied apartments. The role requires physical activity, including climbing stairs, working in small spaces, and lifting or moving objects over 50 pounds. Employees must be comfortable with varying environmental conditions and follow workplace safety and OSHA regulations.
Requirements
- High school diploma or equivalent and/or previous experience in a similar role is preferred.
- Ability to operate and maintain landscaping and maintenance equipment.
- Strong communication and interpersonal skills.
- Ability to work a flexible schedule that includes days, nights, weekends, and holidays.
- Required work authorization.
- Ability to ascend and descend stairs, position oneself in small spaces, and lift or move objects weighing more than 50 pounds.
- Comfort working in varying environmental climates and circumstances.
- Ability to perform the essential duties in residential environments where domestic pets may be present.

Responsibilities
- Maintain the property's appearance through routine daily, weekly, and monthly cleaning and detailing of hallways, lobbies, recreation spaces, and other common areas.
- Keep outdoor grounds and landscaping clean and well-maintained.
- Assist with snow and ice removal during inclement weather and place or remove rain mats to help keep pathways safe.
- Collect and dispose of trash from common areas and follow proper recycling procedures.
- Work with maintenance staff on minor repairs, painting, water intrusion cleanup, minor damage, and related service requests.
- Clean vacant units in preparation for apartment turns.
- Respond to resident inquiries and concerns in a timely and professional manner.
- Cover front desk or concierge staff and deliver packages to tenants as necessary.
- Comply with workplace safety and OSHA regulations.
- Be present on-site and move throughout the building to address building-related matters and meet with tenants, staff, vendors, and visitors.
