About The Position
Rose Associates is seeking a motivated, customer-focused Residential Property Porter to help maintain the property and support resident satisfaction. The role includes routine cleaning and upkeep of interior common areas, outdoor grounds, and landscaping; trash and recycling duties; seasonal safety tasks; support for minor maintenance and apartment turns; and resident service, including covering the front desk or concierge and delivering packages as needed. The Porter works on-site throughout the building and interacts with residents, staff, vendors, and visitors. The position requires working in residential spaces where domestic pets may be present, including occupied apartments. The Porter must comply with workplace safety and OSHA regulations and be able to perform the role’s physical duties, including moving around the building, using stairs, working in small spaces, and lifting or moving heavy objects. The hourly pay rate is $23.0819.
Requirements
- High school diploma or equivalent and/or previous experience in a similar role is preferred.
- Ability to operate and maintain landscaping and maintenance equipment.
- Strong communication and interpersonal skills.
- Ability to work a flexible schedule that includes days, nights, weekends, and holidays.
- Work authorization is required.
- Ability to ascend and descend stairs, position oneself in small spaces, and lift or move objects weighing more than 50 pounds.
- Comfort with exposure to varying environmental climates and circumstances.
- Ability to perform essential duties in residential environments where domestic pets may be present, including occupied apartments.

Responsibilities
- Maintain the property’s appearance through routine daily, weekly, and monthly cleaning and upkeep.
- Vacuum, clean, and detail common areas such as hallways, lobbies, and recreation spaces.
- Keep outdoor grounds and landscaping clean and well-maintained.
- Remove snow and ice during inclement weather and put out or remove rain mats to maintain safe pathways.
- Collect and dispose of trash from common areas and follow proper recycling procedures.
- Work with maintenance staff on minor repairs, painting, water intrusion cleanup, minor damage, and related service requests.
- Clean vacant units in preparation for apartment turns.
- Provide customer service to residents by responding to inquiries and addressing concerns professionally and promptly.
- Cover front desk or concierge staff and deliver packages to tenants as needed.
- Comply with workplace safety and OSHA regulations.
- Be present on-site and move throughout the building to address building-related matters and meet with tenants, staff, vendors, and visitors.
