About The Position

To plan, organize, supervise, and coordinate and control the activities of the plant operation and maintenance functions which are necessary in maintaining the physical structures, HVAC, mechanical, electrical systems, utilities and grounds of this hospital in an operative and safe working condition. The Director of Plant Operations shell be accountable to the Chief Executive Officer for planning and maintaining an effective organization, for administering labor and material controls, for training of maintenance personnel in safety and for effective management practices.

Requirements

  • Requires a minimum of 5 years of facilities management experience preferably in a healthcare organization with certifications as Certified Healthcare Facilities Manager or Degree in Industrial Maintenance.
  • Ability to provide organizational skills to implement preventative maintenance and repair programs for a 186,000 square feet hospital, Home Health Agency Building, 2 Rural Health Clinics.
  • Requires the ability to schedule, direct, and oversee the performance of the Facility Operations staff and to work with various departments throughout the facility in order to meet facility objectives.
  • Requires reasonable 24/7 communication with the organizations staff and Administration.
  • Must be able to respond and to provide assistance involving facility systems failures, outages, and emergencies within the community that may affect the hospital.
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations.
  • Ability to write reports, business correspondence and policy and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.
  • Ability to work with mathematical concepts such a probability and statistical inference and fundamentals of algebra, plane and solid geometry and trigonometry.
  • Ability to calculate figures and amounts such as fractions, percentages, ratios, proportions, area circumference and volume.
  • Ability to define problems, collect data, establish facts and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Responsibilities

  • Administers and implements the preventative maintenance program to ensure uninterrupted operation of the entire hospital.
  • Oversees the requisitioned, corrective, emergency and preventative maintenance of buildings, equipment and offsite facilities associated with the hospital.
  • Schedules and supervises maintenance repair work, alterations, remodeling, minor construction and the checkout, installation and servicing of mechanical and electrical equipment and building systems.
  • Makes periodic inspections, noting general condition regarding the needs and/or changes required to keep the hospital in safe, well-maintained condition.
  • Maintains an inventory of parts and supplies to maximize the operational readiness of hospital building systems and equipment with due respect to the limitations of cost, regulations and relative priorities.
  • Performs requisitioned, corrective, emergency and preventative maintenance of electrical distribution, mechanical, HVAC, power generation, plumbing and medical gas systems and building structures as required.
  • Responsible for inspecting, calibrating, adjusting, lubricating and repairing or replacing components as necessary.
  • Maintains records of maintenance repairs.
  • Diagnoses system malfunctions on mechanical and electrical equipment.
  • Repairs or replaces defective parts as necessary.
  • Responsible for the selection and coordination of all maintenance service contractors and ensures all contractual provisions are met along with established codes.
  • Performs preventative maintenance program of fire alarm systems according to National Fire Prevention Association criteria.
  • Maintains records to ensure compliance with JCAHO, federal, state, and local standards and regulations.
  • Oversees the daily performance and grounds care of the hospital to assure a uniform and satisfactory landscaped appearance.
  • Interprets hospital policies to workers and enforces safety regulations.
  • Participates in performance improvement and information management activities.
