Operations Manager: Land Care and Winter Services

RWN Property ServicesAlbany, NH
Onsite

About The Position

RWN Property Services Inc. is seeking a highly organized, dual-threat leader to manage the full lifecycle of our year-round services. This role is responsible for the "End-to-End" service experience: from identifying new opportunities and creating estimates to leading crews in the field and ensuring every deadline is met. You must be able to pivot operations instantly based on weather or client needs while maintaining a meticulous administrative trail.

Requirements

  • 5+ years of progressive leadership in landscape maintenance and snow operations.
  • Proven ability to walk a site, calculate costs, and close the deal.
  • Strong Microsoft Suite skills, specifically the ability to create professional, well-formatted documents.
  • Must possess a valid Medical Card and a clean driving record.
  • Must be able to lift 50–75 lbs and withstand outdoor conditions in all seasons.
  • Fluent in translating complex scopes of work into actionable instructions for field crews.

Responsibilities

  • Serve as the primary point of contact for existing accounts, ensuring every detail of the current service agreement is fulfilled to RWN’s high-quality standards.
  • Regularly execute site quality checks; identify deficiencies and make immediate on-site corrections.
  • Proactively manage the renewal calendar to prevent service lapses and identify opportunities for site enhancements or upgrades.
  • Act as the primary lead for new business; identify opportunities and sell the value of RWN services.
  • Own the entire client process: draft professional service agreements, create accurate estimates from scratch, and ensure all deliverables are executed as promised.
  • Utilize Word to draft custom service scopes and Excel to track job costs and deadlines.
  • Teach crews the "why" behind the work, building technical skills in land care, irrigation, and snow removal.
  • Promote a rigorous safety culture through active training, compliance checks, and holding teams accountable to RWN’s safety standards.
  • Exhibit the mental flexibility to re-route crews mid-day due to weather shifts, mechanical failures, or urgent requests without losing efficiency.
  • Perform regular field work to ensure quality, provide hands-on training, and meet production goals.
  • Conduct rigorous inspections of completed work; ensure crews achieve the RWN visual standard before leaving a site.
  • Develop and manage a comprehensive yearly schedule for each upcoming season, including ordering bulk materials (salt, mulch, etc.) and scheduling asset preparation.
  • Work integrally with the Lead Mechanic to ensure fleet readiness. Oversee crews performing regular basic services (greasing, fluid checks, blade inspections) and ensure all tasks and equipment issues are reported promptly.
  • Manage a complex calendar where commercial site-clearing deadlines must be balanced with seasonal land care windows.
  • Perform regular site audits to "see" problems (irrigation leaks, turf stress, or plow damage) before the client does.
