About The Position

Morgan Properties is seeking a Multi-Site Service Manager to oversee maintenance operations at The Greens at Westgate (200 units) in York, PA and Lions Gate (145 units) in Red Lion, PA. This role is ideal for a leader who brings passion for developing people, leads with integrity, treats residents and team members with respect, and is committed to delivering quality results every day. You'll oversee maintenance operations across both communities, ensuring company standards, safety requirements, and resident expectations are consistently exceeded while leading your team to success.

Requirements

  • Active, valid driver's license and reliable personal transportation.
  • Previous Service Manager experience in multifamily housing required.
  • Broad knowledge of apartment maintenance systems, including HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance.
  • Experience prioritizing work orders, overseeing apartment turns, coordinating vendors, managing resident-impacting maintenance escalations, and maintaining safety and compliance standards.
  • Demonstrated ability to lead through others by coaching, delegating, mentoring, and holding team members accountable rather than personally completing every repair.
  • Strong organizational, communication, and time management skills with the ability to balance priorities across multiple communities.

Nice To Haves

  • Experience managing medium-to-large apartment communities or multiple properties preferred.
  • EPA and CPO certifications preferred but not required.

Responsibilities

  • Lead, coach, and develop Maintenance Technicians, promoting accountability, teamwork, and continuous growth.
  • Delegate responsibilities effectively while empowering your team to troubleshoot, diagnose, and resolve maintenance issues independently.
  • Prioritize work orders, apartment turns, preventative maintenance, and capital projects across two communities.
  • Coordinate vendor relationships and oversee contractor performance to ensure projects are completed safely, efficiently, and on schedule.
  • Partner with community office teams to provide outstanding customer service and timely communication regarding resident maintenance concerns.
  • Ensure all maintenance operations comply with company standards, safety regulations, and applicable laws.
  • Develop and manage preventative maintenance schedules, make-ready timelines, and daily work priorities.
  • Maintain organized inventory and ensure maintenance supplies and equipment are readily available.
  • Conduct regular inspections of occupied and vacant apartment homes, buildings, and community grounds.
  • Respond to true emergency situations and weather-related events when necessary.
