About The Position

Avenue5 Residential is seeking a Multi-Site Maintenance Technician to perform apartment and property maintenance duties as directed by the maintenance supervisor and/or property manager. The role supports Lofts on the Mesa and Plaza Way, with responsibility for maintaining property standards, customer service, safety, and curb appeal. Compensation is $22 to $24 per hour, and a 20% housing discount is available.

The technician performs repairs and preventative maintenance across a range of systems and property features, verifies work orders are completed promptly and to residents’ satisfaction, and inspects grounds, buildings, and shared amenities. The position also involves responding to emergencies, communicating maintenance issues to leadership, following safety and risk-management requirements, and interacting professionally with residents and prospective residents.

The schedule is Tuesday through Saturday. The role participates in emergency on-call and after-hours assignments and must meet established response times.

Requirements

• High school diploma or equivalent.
• At least one year of experience in the property management industry or a directly related field.
• General maintenance and general carpentry skills.
• Maintain a valid driver’s license, clean driving record, and current auto insurance.
• Ability to read, write, and understand English.
• Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
• Excellent customer service and interpersonal skills, with the ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multitask and perform basic mathematical functions.
• Ability to cope with and defuse situations involving angry or difficult people.
• Ability to maintain confidentiality.
• Maintain a professional appearance and comply with the prescribed uniform policy.
• Comply with all safety requirements.
• Complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Responsibilities

• Perform maintenance and repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds, as permitted by state guidelines.
• Complete carpentry work, including wallboard repair, countertop and cabinet replacement, finish carpentry, window and glass repair, door and lock repair, and ceramic tile repair.
• Perform preventative maintenance on features such as siding, painting, lighting, sprinklers, pools, golf carts, and elevators.
• Maintain the work order system and verify orders are completed promptly, according to company standards and to residents’ satisfaction.
• Inspect property grounds, buildings, and common-area amenities for safety, cleanliness, and maintenance, repair, or replacement needs.
• Assist with property emergencies, including snow removal and other inclement weather events, fires, and floods.
• Promptly communicate maintenance issues to maintenance leadership.
• Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
• Participate in emergency on-call and after-hours maintenance assignments, meeting established response times and appropriately addressing emergencies.
• Promote customer satisfaction by maintaining cleanliness and curb appeal and interacting courteously and professionally with current and prospective residents.
• Foster positive, active, and collaborative relationships with residents, other properties, and associated agencies.
• Maintain a professional demeanor and appearance and promote the same throughout the team.
• Adhere to all components of the company risk-management program.
