About The Position

Performs as a working member of the team with expertise in more than one trade, provides guidance and instruction or supervision to others, and has responsibility for project completion. Work at this level is typically associated with leading journey level work in a combination of structural trades and lower graded mechanical trades. Maintains the integrity and reliability of building operating systems, ensuring campus assets function efficiently while providing a safe and comfortable environment for building occupants. The role directs, supervises, and trains a team of maintenance mechanics responsible for the operation, maintenance, and repair of building systems. Demonstrates proficiency in the campus automated building control and logic systems, including the ability to train and mentor staff in system operation, troubleshooting, scheduling, and response procedures. They are expected to possess a comprehensive understanding of the automated building systems within their assigned facilities and ensure their team is capable of effectively managing and operating those systems. Schedules and coordinates work performed by both in-house personnel and external contractors for maintenance, repairs, renovations, and capital improvement projects. Duties encompass project planning and design, workforce assignment, procurement of materials and equipment, code compliance, quality assurance, and the integration of new systems with existing building infrastructure. Accountable for overseeing all activities necessary to ensure the uninterrupted operation, reliability, and performance of building systems and components, including HVAC, geothermal, electrical, mechanical, plumbing, and building automation systems. The role supports operational excellence through proactive maintenance, effective resource management, and continuous development of maintenance staff.

Requirements

  • High School Diploma or GED.
  • Five years progressively responsible experience in the trade(s) where assigned to include at least two years in a lead or supervisory capacity.
  • Comprehensive knowledge of and skill in the methods and techniques of the assigned trade where assigned.
  • Knowledge of the OSHA regulations related to the trade area.
  • Thorough knowledge of and skill in the practical application of electronics, hydraulics, operation of geothermal heating and cooling, HVAC equipment, and mechanics as used in maintenance work.
  • Knowledge of basic mathematics including area, volume, weights and the practical application of fractions, percentages, ratios and proportions.
  • Knowledge of the care and storage of equipment and supplies used in the area where assigned.
  • General knowledge of the principles of supervision in the maintenance trades.
  • Skill in the use and maintenance of the tools and equipment of the trade where assigned.
  • Ability to read, interpret, and work from blueprints, schematics, drawings, and specifications.
  • Ability to communicate effectively both orally and in writing.
  • Ability to lead and train skilled and unskilled employees in assigned trade(s) work.
  • Ability to prepare summaries and reports.
  • Ability to work in, on, around, over and under fixed equipment and machinery.
  • Ability to work from ladders and scaffolding.
  • Ability to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.
  • Ability to concurrently manipulate multiple controls on machinery and equipment.
  • Ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions.
  • Ability to wear and work in personal protective equipment.
  • A non-commercial Class C or equivalent driver's license valid in the State of Maryland is required.
  • Employees in this job class may be required to be trained to work with asbestos.
  • Employees in this job class assigned to work with equipment containing CFC refrigerants must achieve and maintain valid certification in accordance with federal law.
