About The Position

The Mechanical Coordinator performs mechanical and related work. Is responsible for and directs all mechanical work, equipment, tools, inventory, systems, and operations, as well assigned personnel under the guidance of the Director of Plant Operations. This role involves managing mechanical contractors, equipment, and systems including but not limited to: Chloramine system, DHW production and distribution, BMS software, Legionella testing, Sewer pump system, pool and spa system, water pressure and distribution system, grease collection tanks, storm water, electrical distribution and control, ventilation, and all HVAC. The coordinator is also responsible for developing and maintaining an on-hand inventory of parts and tools, creating a complete listing of all mechanical components and associated work schedules, and operating/adjusting the BMS to minimize energy usage while ensuring a comfortable environment. They advise the Director of Plant Operations on repair/replacement of mechanical equipment, manage payroll/scheduling software, and oversee the computerized work order system.

Requirements

  • High school diploma, or HSE
  • Completion of recognized HVAC training program acceptable to WPNP
  • Valid EPA 608 (Universal) Certification
  • Well-developed (through experience and training) and proven extensive and proficient wide range mechanical trade practice knowledge.
  • Building Trade/Mechanical experience in a supervisory capacity required
  • Proficiency with computers, standard office software and CMMS software
  • Valid NYS driver’s license
  • Excellent customer service and verbal communication skills
  • Ability to read and comprehend instructions, correspondence, and memos
  • Ability to multitask and to prioritize maintenance tasks and work requests
  • Demonstrated knowledge of appropriate skills for communicating with individuals of all ages, especially the geriatric population

Responsibilities

  • Develop and maintain on-hand inventory of parts, tools, etc., to allow for efficient and effective mechanical system repair and maintenance.
  • Develop and inventory (Worxhub) a complete listing of all mechanical components, including kitchen equipment, associated work schedules, and repair documentation.
  • Serve as the point of contact and control for all mechanical contractors and equipment.
  • Source needed materials and equipment, purchase as approved, and prepare PRFS for DPO approval.
  • Operate/adjust BMS to allow for a comfortable usable environment while minimizing energy usage.
  • Advise DPO on repair/replacement of all mechanical equipment.
  • Work alone, with assigned staff, or any maintenance staff to accomplish the needs of the department.
  • Maintain good relations with vendors and municipal agencies.
  • Communicate and coordinate as needed with vendors, residents, and other departments.
  • Schedule assigned staff – Skilled, Non-Skilled, HVAC, temp.
  • Assist in interviews, select, evaluate, and guide assigned maintenance staff in accordance with policy and procedure.
  • Act as a main resource to assigned all maintenance staff and supervisors for trade practices, knowledge, repair methodology, and material selection.
  • Manage payroll/scheduling software for assigned staff.
  • Manage the computerized work order system: inventory, assignment, scheduling, and follow-up for all mechanical items and assigned staff.
  • Adhere to WPNP purchasing policies and procedures.
  • Develop, document, and maintain the Preventative Maintenance schedule for all mechanical items and assignments.
  • Assist in assuring uniformity between all areas of the Community in terms of paperwork management (Compliance, policies, logs, work orders, training, etc.).
  • Remain informed and knowledgeable in life-safety and compliance issues to assist and back up DPO as needed.
  • Complete all required training and in-services.
  • Perform all other duties as assigned.
