About The Position

The Market Property Specialist is the day-to-day operational lead for an assigned portfolio of market-rate properties. This role owns the full resident lifecycle — from first contact through move-out — while ensuring occupancy, collection, compliance, and service standards are met at every property. When on-site alone, the Market Property Specialist is the face of Five T Management. You make every decision necessary to keep the property running, residents served, and the asset performing at the standard of an owner who manages each property as if it were their own. This role functions at the level of a Market Rate Assistant Property Manager and is built for someone ready to grow.

Requirements

  • High school diploma or GED required.
  • Minimum 1 year of customer service experience in property management, hotel, retail, or sales.
  • Valid Illinois Leasing Agent License, or ability to obtain within 6 months of hire.
  • Valid driver's license and reliable personal vehicle.
  • Working knowledge of Fair Housing laws and requirements.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Strong organizational and written/verbal communication skills.
  • Ability to work independently, manage time effectively, and meet deadlines without direct supervision.
  • Availability for evenings, weekends, on-call duties, and resident events as needed.

Nice To Haves

  • Prior property management experience in a market-rate or mixed-portfolio environment.
  • Proficiency in Yardi Voyager or comparable property management software.
  • Knowledge of Project Rental Assistance (PRA) program requirements.
  • COS certification — required for any assignment involving HUD or Tax Credit programs.
  • Bilingual — English/Spanish preferred.

Responsibilities

  • Manage full day-to-day site operations including vendor coordination, opening and closing procedures, and resident communications — consistently and accurately.
  • Serve as the sole on-site decision-maker when operating as the only staff member present at the property.
  • Drive leasing performance to achieve and maintain a minimum 97% occupancy; handle prospect inquiries, process applications, secure deposits, and execute move-in procedures.
  • Conduct property and unit inspections regularly; document findings and escalate maintenance needs promptly.
  • Ensure all leasing, marketing, and resident interactions comply with Fair Housing law and 5T's tenant selection standards.
  • Process lease renewals and recertifications on schedule; maintain complete, accurate, audit-ready resident files in Yardi at all times.
  • Monitor rent balances daily; issue late notices and quit notices; coordinate eviction documentation with the Property Manager as needed.
  • Build and sustain strong resident relationships through consistent touchpoints across the full resident lifecycle.
  • Attend and support community engagement activities; serve as host at resident events when directed.
  • Maintain accurate operational records including office files, key logs, parking records, and supply inventory.
  • Prepare and submit required reports and maintain current data in Yardi to support effective decision-making.
