Market Intelligence Analyst

Neko Health•New York, NY
•$129,600 - $158,400

About The Position

Neko is seeking a flexible, quantitative analyst to build the market intelligence that supports its rapid clinic expansion. The role uses GIS, data, and analytics to determine where to open clinics, why those markets are suitable, and how many clinics each market can support. Its scope spans market sizing and member analytics through site, market, and portfolio performance. This is a build role: Neko’s appointment-based model does not fit standard retail location-selection approaches, and the analyst will develop models and processes from scratch to identify what predicts a successful clinic. The analyst reports to the Head of US Real Estate and works with Transaction Managers, Real Estate Associates, and data analytics and engineering teams. The role will prioritize sizing addressable member bases and clinic capacity by market and trade area. It will support site selection and clinic sizing and spacing, establish a member-data foundation, own GIS catchment definitions and scoring logic, and maintain repeatable site-scoring and demand-forecasting models. As clinics open, the analyst will compare forecasts with actual performance, identify sources of underperformance, capture lessons, and update selection criteria and models. Additional work includes supporting approval memos, designing and documenting team processes, applying AI to reduce manual work across Real Estate, and producing market recommendations, pipeline views, site briefs, and market-level cost and occupancy benchmarks.

Requirements

  • 3 to 6 years of experience in market analytics, site selection, location intelligence, data science, or strategy, ideally supporting multi-site physical expansion.
  • Hands-on GIS experience with GrowthFactor, Esri ArcGIS, Kalibrate, Buxton, SiteZeus, Placer, or a similar tool; understanding of catchment and scoring logic is more important than experience with a specific platform.
  • Strong market-sizing and quantitative skills, including penetration and capture modeling, regression or other predictive approaches, and scenario and sensitivity analysis.
  • High-standard Excel skills.
  • Comfort working with census, consumer-spend, mobility, and first-party data, and awareness of the limitations of each.
  • Financial literacy, including the ability to build a basic site pro forma, calculate payback and break-even, and connect demand forecasts to real estate decisions.
  • Flexibility to challenge and rebuild models as facts change, without ego, while staying organized as priorities shift.
  • Clear communication and intellectual honesty, including the ability to defend assumptions, identify likely sources of error, and communicate when the data does not support a desired answer.

Nice To Haves

  • SQL or Python skills to support work alongside engineers.
  • Demonstrable use of AI to accelerate analytical work and interest in teaching others to do the same.
  • Exposure to healthcare or regulated markets, or to European or multi-region expansion.

Responsibilities

  • Size the addressable member base by market and trade area, determine how many clinics each market can support, and recommend market-entry order.
  • Provide analysis supporting new-market and infill site selection, clinic sizing and spacing, and assessment of overlap and cannibalization.
  • Work with data analytics and engineering teams to establish data collection, aggregation, and analysis; define the ideal member profile and identify where members live and work.
  • Own GIS catchment definitions, data layers, and scoring logic using GrowthFactor, document the logic independently of the tool, help evaluate and onboard future platforms, and make the tool usable by Transaction Managers.
  • Maintain repeatable, defensible site-scoring models and demand forecasts that can be rerun and scenario-adjusted without rebuilding.
  • Track and review portfolio-, market-, and site-level clinic performance; compare forecasts with actuals; identify whether underperformance relates to a site, market, or launch; and document lessons from each opening.
  • Use performance learnings to update site-selection criteria, scoring weights, and clinic sizing and spacing rules.
  • Coordinate Real Estate, Design, Construction, and Legal inputs for LOI and Lease Approval Memos, producing clear one-page recommendations for leadership.
  • Own, evaluate, version, document, and redesign the processes used by the team so others can run them.
  • Use Claude and custom agents to reduce manual work, identify broader AI opportunities across Real Estate, build reusable prompts, skills, and agents, train teammates, track time saved, and identify where human review is needed.
  • Produce market-entry recommendations, ranked pipeline views, and site-level briefs backed by per-site cost and occupancy benchmarks by market.
