Manager of Sales Performance

Billingsley Company•Plano, TX

About The Position

The Manager of Sales Performance leads portfolio-wide leasing performance strategy for The Billingsley Collection. The role analyzes the leasing funnel, identifies property and team performance gaps, and partners with Regional Managers, Community Managers, Marketing, and onsite teams to implement focused actions that improve conversion, occupancy, prelease, and overall sales execution. The position is also the business owner for sales-focused technology, including performance measurement and quality assurance. Working through onsite leadership rather than directly supervising property teams, the Manager provides data-driven recommendations, field coaching, and measurable follow-through across the multifamily portfolio. The position reports to the Director of Centralized Services. The role owns the portfolio leasing-performance scorecard and analyzes traffic, tours, applications, leases, conversion, occupancy, prelease, exposure, and stale-unit trends. It identifies underperforming properties, floor plans, lead sources, and sales behaviors, then establishes focused action plans with targets, owners, timelines, and expected outcomes. The Manager supports new developments and lease-ups with sales targets, reporting cadence, competitive insights, and performance recommendations through stabilization. The Manager partners with sales enablement and onsite leaders on performance priorities, conducts targeted property discussions, reviews CRM and pipelines, and coaches teams in response to documented performance gaps. The role owns the sales technology ecosystem and its quality assurance, partnering with Marketing, technology teams, vendors, and product partners to connect lead quality, campaign performance, system functionality, property positioning, and prospect feedback to leasing outcomes. It communicates weekly and monthly findings, progress, risks, and recommendations, adheres to Billingsley Company’s Standards of Excellence, and performs other duties as assigned.
