About The Position

The Manager in Training (MIT) learns, through a fast-tracked approach, how to operate and maintain a valuable multi-million-dollar asset and develop the skills needed to lead a team and achieve financial success. The role requires effective time management, attention to detail, trustworthiness, teamwork, pride in work, accountability, and strong customer service when interacting with residents, associates, and vendors.

The MIT learns and assists with the day-to-day management of the community, including budgeting, leasing, marketing, resident retention, staff development, vendor relationships, maintenance coordination, property improvements, and financial and operational reporting. The position is based in the North Dakota Regional area in Williston, North Dakota, and may require assignment to other Weidner properties.

Requirements

• Bachelor’s degree in property management or a related field, or 7 or more years of management experience.
• Successfully complete the Manager in Training curriculum within 12 months.
• Complete tasks safely and efficiently.
• Ability to work in a fast-paced environment with strong motivation to learn and contribute daily.
• Experience with Microsoft Word, Excel, PowerPoint, and Outlook.
• Willingness and ability to learn new software programs.

• Maintain prompt, regular attendance; follow the company dress code or uniform requirements and maintain a professional appearance.
• Work effectively and cooperatively in a team environment and/or independently.
• Ability to work outside normal scheduled hours as needed.
• Willingness and ability to be assigned to other Weidner properties as needed.
• Working knowledge of English; detail-oriented and well-organized.
• Agree to a criminal background check and sign an agreement for voluntary drug testing.
• Have access to a personal vehicle and/or reliable transportation at all times.
• Maintain a valid, unexpired driver’s license, vehicle, and vehicle insurance that match the country of employment.

Responsibilities

• Learn to consistently meet monthly income and expense budgets for the community.
• Assist with timely pre-move-out inspections.
• Learn to schedule timely completion of make-readies and service requests with maintenance staff and vendors.
• Review monthly financial performance reports with onsite teams and learn to set strategies for meeting budgets, managing revenue, and controlling expenses.
• Learn to complete monthly market analyses and shop competitive properties; implement marketing and leasing strategies daily.
• Learn to prepare, approve, and sign accurate and timely payroll records, and manage overtime except in emergencies.
• Learn to promptly manage staff issues and communicate site staff performance evaluations to the Area Director and/or Regional Director.
• Assist with interviewing and recruiting associates; mentor and develop associates.
• Prioritize daily leasing activities for office associates and conduct tours as needed.
• Learn to manage and negotiate lease renewals in a timely manner and promote resident retention.
• Learn to prepare and distribute deposit accountings accurately and on time.
• Learn to manage vendor relationships to achieve the best pricing, quality, and service.
• Assist with processing prospective resident applications and conduct new move-in orientations.
• Learn to ensure daily pool and spa maintenance is completed when applicable.
• Learn to manage and promptly complete property improvements and scheduled preventive maintenance tasks.
• Learn to process all resident, financial, analytic, and reporting tasks for the community.
