About The Position

Valiant Residential is seeking a Make Ready to restore vacated apartments to market-ready condition within the manager’s timetable. The role includes inspecting apartments, completing make-ready work and checklists, and reporting repair or service needs to the Lead Maintenance and Community Manager. The Make Ready also performs a range of apartment repairs and upkeep, assists with move-in preparation and trash-outs, and completes other projects as directed.

Requirements

• Minimum of one year of full-time related experience.
• Willingness to perform all required tasks.
• Strong verbal and written English communication skills to interact effectively with team members, residents, vendors, and other stakeholders.
• Knowledge of work safety habits.
• Ability to professionally represent the company.
• Valid driver’s license and reliable transportation.
• Ability to work on call as necessary or in emergencies, and to work extended hours, including after-hours and weekends.
• Attention to detail and a meticulous approach.
• Ability to organize and prioritize work.
• Social skills to interact with residents.
• Self-motivation and ability to work independently and on a team.

Responsibilities

• Conduct business in accordance with company policies and procedures.
• Inspect vacated apartments and complete a make-ready checklist.
• Inform the Lead Maintenance and Community Manager of needed services and repairs.
• Prepare units for new move-ins.
• Check lights and replace them as needed.
• Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
• Check applicable appliances and report problems to Lead Maintenance.
• Assist with changing or removing appliances from apartments.
• Make keys when necessary.
• Check faucet and sink plugs and repair or replace them as needed.
• Install ceramic tile backsplash in kitchens.
• Replace washers when needed.
• Perform exterior repairs to sinks, bathtubs, and similar fixtures when warranted.
• Assist with painting when requested.
• Repair or replace curtains, mini-blinds, ceiling fans, and similar items.
• Repair plaster holes in walls and paint as necessary.
• Inspect bathroom tiles and perform minor repairs or replacements.
• Change A/C filters.
• Operate carpet-cleaning equipment to clean carpets.
• Assist with apartment trash-outs, including moving heavy or bulky items to the dumpster.
• Complete other projects as directed.
