About The Position

Valiant Residential is seeking a Make Ready responsible for restoring vacated apartments to market-ready condition promptly and according to the manager’s timetable. The role inspects apartments, identifies needed work, and completes a range of repairs and preparation tasks for new move-ins while following company policies and procedures. The position may also assist with apartment trash-outs and other projects as directed.

Requirements

• At least one year of full-time related experience.
• Willingness to perform all required tasks.
• Strong verbal and written English communication skills to interact effectively with team members, residents, vendors, and other stakeholders.
• Knowledge of work safety habits.
• Ability to professionally represent the company.
• Valid driver’s license and reliable transportation.
• Availability for on-call work as necessary or in emergencies, and extended hours including after-hours and weekends.
• Attention to detail and meticulousness.
• Ability to organize and prioritize work.
• Social skills to interact with residents.
• Self-motivation and ability to work independently and as part of a team.

• Bilingual ability in Spanish.

Responsibilities

• Conduct business in accordance with company policies and procedures.
• Inspect vacated apartments and complete a make-ready checklist; inform the Lead Maintenance and Community Manager of needed services and repairs.
• Prepare units for new move-ins.
• Check and replace lights as necessary.
• Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
• Check applicable appliances, report problems to Lead Maintenance, and assist with changing or removing appliances.
• Make keys when necessary.
• Check faucet and sink plugs and repair or replace them as necessary.
• Install ceramic tile backsplash in the kitchen.
• Replace washers when needed.
• Perform exterior repairs to sinks, bathtubs, and similar items when warranted.
• Assist with painting duties when requested.
• Repair or replace curtains, mini-blinds, ceiling fans, and similar items.
• Repair plaster holes in walls and paint as necessary.
• Inspect bathroom tiles and perform minor repairs or replacements.
• Change A/C filters.
• Operate carpet-cleaning equipment to clean carpets.
• Assist with apartment trash-outs, including moving heavy or bulky items to the dumpster.
• Complete other projects as directed.
