About The Position

The Make-Ready Specialist ensures vacant apartment homes meet the established quality standards for re-leasing and are turned around promptly to market-ready condition. The role involves technical and mechanical repairs, completing make-ready checklists, and maintaining community grounds, common areas, and amenities. The specialist supports cost control by repairing parts when practical, using materials responsibly, and handling tools and equipment correctly. The position also requires compliance with safety procedures, training, and timely incident reporting, as well as respectful, efficient customer service to residents and others. The work may require travel to other properties or training and business meetings. The specialist must be able to work a flexible schedule, including taking calls during evenings, weekends, and holidays, and work indoors and outdoors in all weather conditions.

Requirements

Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule, including taking calls during evenings, weekends, and holidays.

Responsibilities

Complete needed repairs and improvements to apartment homes before resident move-in, following the community’s make-ready checklist.
Caulk and seal areas around windows, sinks, toilets, bathtubs, and showers as needed.
Inspect sheetrock for damage and repair or replace it as needed.
Perform touch-up painting in vacant and occupied units as directed by the Service Supervisor or Community Manager.
Maintain grounds, common areas, and amenities by picking up debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-cutting and expense-control programs by repairing rather than replacing parts when possible, conserving materials and supplies, and using tools and equipment correctly.
Complete make-ready checklists and required maintenance documentation promptly.
Follow safety and risk-management policies, attend routine safety meetings, complete required safety training, and promptly and accurately report accidents and incidents.
Provide respectful customer service, answer resident questions, respond sensitively to maintenance complaints, and complete assigned work orders efficiently and urgently.
Travel to other properties, training classes, business meetings, or other destinations as needed.
