About The Position

Under the direction of the Maintenance Supervisor, performs technical, advanced journey-level work related to the maintenance and repair of City facilities and associated equipment, including highly specialized equipment at the Performing Arts Center, Swim Center, and Sheriff's Station. This role involves identifying, selecting, and purchasing materials and parts for maintenance, replacement, and improvement of various equipment and components at City facilities. The position also requires preparing and maintaining records, documents, and reports, and requisitioning materials and supplies. Related work is performed as required.

Requirements

High School diploma or GED equivalent.
Three (3) years of journey-level experience inspecting, operating, testing, maintaining, and repairing HVAC, commercial chilling systems, and related building equipment and mechanical systems.
Possess a valid California class “C” driver’s license.
Documentation of degree completion (transcripts or diplomas) must be included with the application.

Nice To Haves

Knowledge of air conditioning, heating, and ventilating equipment, water treatment, component parts, and materials, including but not limited to heat exchangers, pneumatic and electronic controls, thermostats, and computerized programs and controls.
Knowledge of standard methods, tools and equipment used in the inspection, testing, maintenance and repair of specialized equipment typically associated with a large facility.
Knowledge of material and installation requirements for heating, air conditioning and ventilation (HVAC) as published in the "Uniform Mechanical Code."
Knowledge of safe work practices, building codes, safety regulations to assure compliance with Federal, State and Local Building Regulations and Permit Requirements.
Ability to inspect, test, maintain, repair and install general building maintenance equipment including, but not limited to air conditioning, heating and ventilating equipment and component parts.
Ability to work skillfully and safely with appropriate maintenance tools and equipment used in the course of the work.
Ability to sketch working drawings and schematics.
Ability to interpret building plans, specifications, blueprints and electronic system schematics.
Ability to analyze systems to determine source and solutions to problems.
Ability to prepare routine oral and written reports.
Ability to establish and maintain effective working relationships within the department, with other departments, vendors and the public.
Ability to drive a motor vehicle.

Responsibilities

Inspects, tests, repairs, maintains, and services various types of mechanical equipment, including electrical, electro-mechanical, pneumatic, digital, automated, and computerized HVAC controls and systems, boilers, hot water heaters, heat exchangers, generators, compressors, motors, pumps, automated skylights, automatic doors, solar panels and systems, elevators, fountains, water features, security and fire systems and all other facility equipment.
Installs, adjusts and replaces valves, fans, blowers, gaskets, filters, belts, switches, gauges, thermostats, tubing, and transformers.
Replaces, adjusts, and repairs pressure regulators, compressors, evaporators, condensers, motors, water pumps, and other parts as needed.
Maintains records, prepares reports, requisition materials, and supplies.
Inspects and monitors City facilities to determine maintenance and repair needs.
Assists in monitoring of maintenance work contracts.
Responds to emergency and routine requests for service or repair of all City Departments.
Operates Computerized Energy and Building Maintenance Management Systems.
Performs minor plumbing and electrical maintenance repair work.
Picks up deliveries; loads and unloads supplies and parts; lifts and moves heavy objects.
Assesses and diagnoses air conditioning and heating systems to determine the source and solutions of system problems, including air balancing.
Identifies, selects, and purchases materials and parts required to maintain, replace, and improve various equipment and components at City facilities.
Ensures compliance with contract specifications by monitoring contract services performed.
Monitors systems to locate and repair defective parts by using various testing devices.
Assists in completing required general maintenance services tasks and work, as requested.
