About The Position

The Maintenance Technician supports two affordable housing communities in Moline, Illinois: Moline Enterprise Lofts, a 62-unit property, and Garfield School, a 57-unit community serving seniors. The role focuses on keeping the properties safe, clean, well-maintained, and welcoming for residents. The technician completes routine maintenance and repairs, prepares vacant apartments for new residents, maintains buildings and grounds, and responds to assigned maintenance requests, including emergencies. The role also involves communicating with vendors and contractors and participating in an on-call emergency rotation.

Requirements

At least two years of experience in property management maintenance, building maintenance, or a related trade.
Working knowledge of plumbing, electrical systems, basic HVAC, and appliance repair.
Valid driver’s license and ability to meet insurability requirements.
Ability to participate in an on-call emergency rotation schedule.
Strong customer service skills and a resident-first mindset.
High school diploma or equivalent.

Nice To Haves

HVAC-EPA Type II or EPA Universal certification.

Responsibilities

Complete daily maintenance and repairs involving plumbing, electrical systems, HVAC, and appliances.
Maintain the property's exterior and complete seasonal tasks such as fall cleanup and snow removal.
Conduct daily property walks to keep the properties clean, safe, and well-presented.
Respond promptly to routine and emergency maintenance requests when assigned.
Prepare vacant apartments for new residents using make-ready checklists.
Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
Maintain common areas, exterior spaces, and grounds.
Communicate with vendors and contractors.
Participate in the on-call emergency rotation schedule.
