About The Position

Positive Investments, Inc. is seeking a Maintenance Technician to manage the physical integrity and day-to-day maintenance operations of assigned multi-family properties. The role is hands-on and involves technical repairs, property inspections, work-order coordination, apartment turns, preventative maintenance, and vendor management. The technician helps ensure residents have a safe, functional, and well-maintained community. The schedule is Monday through Friday, 8 a.m. to 5 p.m., with an on-call rotation for after-hours or weekend emergencies. Requirements

• At least 2 years of property management or building maintenance experience.
• Proficiency in carpentry, electrical, appliance, and plumbing repairs.
• Ability to interact courteously with residents, vendors, and team members.
• Punctuality and willingness to participate in an on-call rotation for after-hours or weekend emergencies.
• Comfort with physical labor, including climbing and reaching, and ability to lift or move over 100 pounds.
• Comfort using Microsoft Office and ability to learn proprietary software such as Yardi.

Responsibilities

• Coordinate and complete work orders, property turns, and ongoing maintenance projects.
• Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and appliance issues.
• Conduct move-in and move-out inspections and daily checks of common areas, including pools, fitness centers, and grounds, for safety and cleanliness.
• Complete apartment turns within 1–7 days and respond professionally and promptly to resident maintenance concerns.
• Follow preventative maintenance programs, including moisture management and safety inspections.
• Use Yardi to enter and close work orders, maintain documentation, and generate operational reports.
• Manage vendors and support the physical integrity and day-to-day maintenance operations of assigned properties.
