About The Position

This position performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas of the property meet company standards for cleanliness, appearance, safety, and functionality. The technician responds to resident service requests, performs preventive maintenance, prepares vacant apartments for leasing and move-ins, maintains inventory and documentation, and helps keep shared areas and grounds in good condition. The role also supports safety and cost-control programs, may inspect work performed by contractors and vendors, and assists with property inspections. The work may involve travel to other properties or training and business meetings. The schedule is flexible and includes taking on-call duty during evenings, weekends, and holidays.

Requirements

Obtain EPA Type I and II or Universal certification for refrigerant recycling if working as a Certified Service Technician.
Hold certifications required by applicable state and local jurisdictions.
Hold a valid driver's license to operate a golf cart on the property when applicable.
Be able to stand, walk, or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Be able to work a flexible schedule that includes on-call duty during evenings, weekends, and holidays.

Responsibilities

Complete resident-generated work orders and preventive maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and new move-ins by conducting pre-move-out inspections, preparing punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track materials, supplies, equipment, and tools used; return unused items to their designated locations; and notify the maintenance supervisor when reordering is needed.
Complete service-request documentation and other paperwork accurately and promptly.
Maintain grounds, common areas, and amenities by removing debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-control efforts by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Follow safety and risk-management policies, attend routine safety meetings, complete required OSHA and other safety training, and promptly and accurately report accidents and incidents.
Periodically inspect work performed by contractors, vendors, and other service providers to verify it meets applicable quality standards, scope, and specifications.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property's physical needs to management.
