About The Position

The Maintenance Technician II independently performs maintenance work across multiple trades at Arrive 800 Penn. The role handles service requests, preventative maintenance, building inspections, and full make-ready turns while helping maintain high operational standards across the property. It also supports Technician I team members when needed and requires professional communication, ownership of assigned work, and a solution-oriented, self-directed approach. The schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with rotating on-call duties. Availability for nights, weekends, and holidays is required as needed, along with participation in team functions and regional or company activities. Compensation is $24 to $26 per hour, depending on experience, plus lease renewal bonuses.

Requirements

At least 2 years of maintenance experience; multifamily experience preferred.
Intermediate-level skills across multiple trades, including electrical, plumbing, and HVAC.
Working knowledge of appliances.
High School Diploma or GED.
Ability to diagnose routine HVAC, plumbing, and electrical issues.
Ability to complete full make-ready turns independently.
Safe use of meters and diagnostic tools.
Proficiency with work-order systems and basic computer and mobile technology.
Availability for nights, weekends, and holidays as needed.
Ability to lift 50 pounds independently.
Ability to work indoors and outdoors in varying weather conditions and promptly respond to visual and auditory alarms.
Ability to perform regular sitting, standing, walking, climbing, bending, kneeling, reaching, and use of hands and arms; vision requirements include close, distance, and color vision, depth perception, and ability to adjust focus.
Ability to use a personal computer for administrative tasks and mobile devices in the field.

Nice To Haves

Universal EPA Certification.

Responsibilities

Independently complete service requests and make-ready turns.
Diagnose and repair intermediate HVAC, plumbing, electrical, and appliance issues.
Conduct preventative maintenance and building inspections.
Participate in move-in and move-out inspections.
Maintain inventory and organize the maintenance shop.
Respond to on-call and emergency service requests.
Operate tools and diagnostic equipment safely and follow chemical safety procedures.
Maintain a personal tool inventory.
Complete required safety and compliance training.
Communicate professionally with residents and team members and take ownership of assigned work.
Support and guide Technician I team members when needed.
Participate in team functions and regional or company activities.
Perform additional duties consistent with the position.
