About The Position

The Maintenance Technician I role is responsible for performing maintenance and inspections, assisting with operations and project management, and managing systems and reporting. This position involves basic operations, testing, preventative maintenance, and repairs of various building systems including electrical, HVAC, plumbing, and fire safety equipment. The role also includes performing basic repairs, furniture modifications, light carpentry, painting, and routine inspections to ensure building performance, employee comfort, and safety. Additionally, the technician will manage work orders, collaborate on projects, maintain company assets, and ensure compliance with safety regulations. System management includes utilizing software for work order management, maintaining records, and managing inventory.

Requirements

  • Minimum High School Diploma/GED
  • Generally, less than 2 years of experience
  • Valid driver's license required

Nice To Haves

  • Technical certification in building systems (generators, UPS, HVAC, fire detection).
  • Certification in operating lifting equipment.
  • Experience with commercial chillers, cooling towers, boilers, VFD drives, and pumps.
  • Experience with automated Building Management Systems, including HVAC and lighting controls.

Responsibilities

  • Perform or assist vendors with basic operations, testing, preventative maintenance, or repairs/replacements of electrical equipment, HVAC systems, plumbing, kitchen fixtures/equipment, UPS and back-up power generation systems, fire detection/suppression, etc.
  • Perform basic repairs, preventative maintenance, minor cleaning, and installation/tear-downs of office furniture.
  • Assist with relocations of people, furniture, and equipment.
  • Perform tear-down/reconstruction of furniture systems, light carpentry, and painting work.
  • Perform light bulb replacements, and installations/removal of bulletin boards, whiteboards, TVs, pictures, etc.
  • Conduct routine inspection of building items and identify/address concerns impacting building performance, employee comfort, and safety.
  • Promptly address daily work orders and preventative maintenance tasks in the IWMS ticketing system in compliance with assigned SLAs.
  • Perform minor landscape repairs, property cleanup, and janitorial duties.
  • Perform regulatory inspections on critical equipment and maintain service records.
  • Assist with the planning and execution of reconfigurations, furniture relocations, and setups for events.
  • Contact and communicate with vendors for cost estimates and process invoices.
  • Inspect buildings, enter data into checklists, and track work orders.
  • Collaborate on project budgets and emergency responses.
  • Assist other facilities personnel as needed.
  • Support or lead office/workstation furniture modifications and facilities maintenance as needed.
  • Maintain and properly safeguard assigned company assets including smart phone, laptop computer, building keys, shop tools, carts, etc.
  • Ensure compliance with all local, state, federal, and OSHA facilities-related regulations.
  • Utilize and review spreadsheets/other reporting tools and communicate within the Microsoft Office suite.
  • Utilize Integrated Work Management System (IWMS) software for work order management.
  • Maintain records and provide support assisting the Environmental compliance group in recycling locations.
  • Observe, report, and address safety issues.
  • Maintain inventory of supplies and parts, including purchases of small tools and equipment.
