The Maintenance Tech performs routine maintenance on the interior and exterior of a residential property, follows the community’s preventative maintenance program, and helps maintain an operating environment that provides satisfactory resident service. The role includes minor repairs and replacements in carpentry, electrical work, air conditioning, plumbing, mechanical systems, painting, flooring, and other building areas, provided a permit is not required. The technician completes work orders and forms in the KWPMC work order system, maintains service schedules and records, inspects building systems and common areas, and keeps assigned equipment in good working condition. The position responds to emergency maintenance requests and may be called after hours to address emergencies at the property within 30 minutes. It involves coordinating vendors or contractors for repairs beyond the scope of routine maintenance, reporting problems to the Chief Engineer or Maintenance Supervisor, and performing casual labor as directed while following safety procedures. The role is non-exempt and hourly, with days and hours set by the property to align with association hours; schedules may change to meet business needs. No travel is expected.
