About The Position

The Maintenance Supervisor is responsible for the organization and oversight of routine and daily maintenance for a specified group of Burbank Housing apartment complexes. This includes the day-to-day scheduling and supervision of site maintenance and janitorial staff. Maintenance Supervisors report directly to the Regional Property Manager and are expected to interact frequently with Resident Management staff to identify property needs. They are expected to work proactively, following and enforcing Burbank Housing standards and procedures. Maintenance Supervisors are expected to develop a strong working knowledge of all physical aspects of the properties within their assigned portfolio. The position requires good organizational and supervisory skills, as well as the ability to prioritize and identify work according to property needs. In this leadership role, Maintenance Supervisors may be called upon to respond to and/or manage off-hour emergencies.

Requirements

  • At least four (4) years of experience in residential maintenance or a similar trade.
  • Ability to read, write, and interpret work orders.
  • Ability to effectively communicate with management regarding the status of work being done and to document completed work orders or any follow-up required.
  • Possession of a valid California Driver's License.
  • A good driving record.
  • Automobile insurance per requirements of the State of California.
  • Regular daily access to reliable, currently registered transportation.
  • Willingness to provide own vehicle for driving (mileage reimbursement is provided).
  • Ability to supervise staff following standardized procedures and company policies.
  • Must be self-motivated, detail-oriented, well-organized, and sensitive to the needs and concerns of properties, tenants, and staff.
  • Ability to assess a project and/or task and estimate time needed to complete it.
  • Ability to read, interpret, and complete work orders.
  • Ability to supervise others while assessing and reporting the maintenance needs of assigned properties.
  • Commitment and enthusiasm towards achieving Burbank Housing's Mission and Vision Statements.
  • Ability to work cooperatively and effectively with a diverse group of people.
  • Good supervisory skills.
  • Good repair skills related to all aspects of apartment maintenance.
  • Strong oral and written communication skills.

  • Must possess own tools.
  • Basic computer skills required (Outlook email/Word/Excel).
  • Ability to gain proficiency with software applications related to affordable housing maintenance, property management, and timesheet review.

Responsibilities

  • Daily supervision, organization, and scheduling of Maintenance Technicians, Maintenance Trainees, and Janitorial staff within their assigned area based on workload.
  • Contacting Resident Management staff daily to monitor work orders, scheduled unit turns, and other maintenance-related issues.
  • Tracking time for Maintenance and Janitorial Technicians and reviewing/approving their timesheets, including addressing vacation requests and absences.
  • Generating bi-weekly written reports to the main office detailing weekly personnel schedules, status of unit turns, work orders, etc.
  • Attending regular meetings with Regional Managers and other Maintenance Supervisors.
  • Conducting and documenting weekly tailgate safety meetings with assigned staff.
  • Training, directing, and assisting Maintenance Staff in following established Burbank procedures, including proper cleaning techniques, supply management, tool safety, electrical, plumbing, HVAC, drywall, flooring, and paint repairs.
  • Ensuring proper handling and filing of work orders.
  • Overseeing paint preparation (both in-house and with outside vendors).
  • Managing tenant interactions related to maintenance.
  • Coordinating full unit turns and all types of work orders.
  • Performing plumbing, carpentry, and electrical repairs.
  • Conducting first-story gutter cleaning.
  • Ensuring all grounds and interior cleaning standards are met.
  • Replacing door locks and authorized replacement or copying of keys.
  • Performing exterior touch-up painting and all interior painting.
  • Managing parking lot maintenance.
  • Responding to off-hour emergencies when notified.
  • Using power tools such as power washers (3000 PSI), electric drills, plumbing power snakes, electric saws, and sanders.
  • Ensuring economic and efficient on-site supplies management.
  • Conducting interactions with outside vendors as required.
  • Providing ongoing job performance feedback and annual reviews for supervised staff.
  • Participating in personnel conflict resolution in conjunction with the Regional Manager.
  • Participating in the recruitment of new maintenance and janitorial staff.
  • Identifying maintenance-related issues and bringing them to on-site management's attention.
  • Other duties as assigned.
