Maintenance Supervisors will spend 60 – 70% of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising associates and outside contractors and performing general management functions. This role involves assisting the Property Manager in managing an excellent customer service program by adhering to the Peak Simply Service Standards, prioritizing and assigning service requests, monitoring daily completion, and assisting in completion as necessary. The supervisor will also inspect grounds, buildings, and community features daily to minimize liability and ensure curb appeal, maintain a preventative maintenance program, identify and implement energy-saving measures, manage maintenance supply inventory within budget, and maintain an organized and safe maintenance shop adhering to safety standards and OSHA guidelines. Responsibilities include maintaining a hazard communications program, teaching safe work practices, participating in monthly unit inspections, assisting residents with move-in/move-out, managing the key control program, scheduling and directing workers for turn events, supervising vendors and contractors, preparing vacant units for marketing, directing scheduled maintenance on equipment, addressing resident and employee concerns, assisting with general upkeep of office/common areas/models, maintaining accurate records, obtaining bids for capital improvements, and working with the Property Manager to maximize property performance within budget guidelines.
