About The Position

The Maintenance Supervisor plays a critical role in the success of Broadstone Strata. This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The Maintenance Supervisor will manage outside vendors, follow up on warranties, develop standards for property appearance, and supervise employees. This role also assists with budget development for repair and maintenance, delegates and completes resident work orders in a timely manner, and oversees the make-ready process for vacant apartments. Additionally, the position involves inspecting work performed by others, maintaining inventory, completing preventative maintenance, supporting cost-cutting programs, and conducting safety meetings.

Requirements

  • Vast maintenance management experience in multifamily housing
  • Basic carpentry knowledge required
  • Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment
  • Proficient in MS Office Suite
  • High level of professionalism in both manner and dress
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, other building maintenance, or related trade.
  • Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
  • Ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills.
  • Ability to read, write, and communicate effectively.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions.

Nice To Haves

  • Knowledge of hot water repair and maintenance highly desired
  • Background on different types of roofing materials shingle to BUR Membrane and EPDM highly preferred
  • Property management software (Yardi/One Site) highly desired
  • EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
  • All certifications as required by State and Local jurisdictions.
  • A valid driver’s license to operate a golf cart on the property, if applicable.

Responsibilities

  • Oversees and performs technical and mechanical work on buildings, grounds, amenities, and common areas.
  • Ensures community meets company standards for cleanliness, appearance, safety, and functionality.
  • Manages outside vendors and follows up on warranties.
  • Develops standards for the cleanliness and overall appearance of the property.
  • Supervises employees.
  • Assists with developing the budget for regular repair and maintenance and capital expense.
  • Delegates and completes resident work orders in a timely manner.
  • Oversees and completes the “make-ready” process for vacant apartment homes.
  • Periodically inspects work performed by other service team members and contractors/vendors.
  • Maintains adequate inventory of spare parts and maintenance materials.
  • Completes monthly preventative maintenance procedures.
  • Supports cost-cutting and expense control programs.
  • Conducts regularly scheduled Greystar safety meetings.
  • Demonstrates customer service skills by treating residents and others with respect.
