About The Position

The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the community’s interior and exterior buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The role handles resident service requests and routine maintenance, oversees apartment make-ready work, establishes appearance standards, inspects work performed by team members and contractors, and maintains supplies and equipment within budget guidelines. The position also completes preventive maintenance, assists the Community Manager with maintenance and capital budgets, supports cost-control efforts, and promotes compliance with safety requirements. It requires customer-service interactions with residents and team members and may involve local routine travel. The work schedule is flexible and includes taking calls during evenings, weekends, and holidays.

Requirements

High school diploma, GED, or related experience and training.
Experience in property management maintenance, other building maintenance, or a related trade.
Provide own hand tools unless prohibited by state law, and be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
Ability to use logical thinking to identify and correct problems.
Customer-service and interpersonal communication skills to interact effectively and courteously with residents, clients, team members, and business contacts, including when resolving customer problems.
Ability to read, write, and communicate effectively, represent company management in a support capacity, serve as a first point of contact, and answer questions about department operating policies.
Proficiency with internet, word-processing, spreadsheet, and database-management programs.
Mathematical skills to perform basic arithmetic with whole numbers, decimals, and fractions for financial, administrative, and legal documents.
EPA Type I and II or Universal certification if the position requires work on sealed HVAC systems, testing system pressures, or handling refrigerants.
All certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property, if applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule and take calls during evenings, weekends, and holidays.

Responsibilities

Diagnose and complete resident-requested work orders and routine community upkeep in accordance with policies, procedures, safety standards, and code requirements.
Oversee and complete the apartment make-ready process, including inspections, punch lists, vendor scheduling, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Develop cleanliness and appearance standards for grounds, amenities, building exteriors, apartment interiors, breezeways, curbs, signage, offices, garbage areas, parking lots, and common areas.
Inspect work performed by service team members and develop corrective action plans as needed.
Inspect contractor, vendor, and service-provider work to verify quality, materials, services, scope, and specifications.
Maintain inventory of spare parts and maintenance materials and coordinate with the Community Manager to order supplies and tools within budget guidelines.
Complete monthly preventive maintenance procedures.
Assist the Community Manager in developing budgets for regular repairs, maintenance, and capital projects.
Support cost-control programs by repairing parts when practical, avoiding waste, and using tools and equipment correctly.
Conduct scheduled safety meetings, ensure safety data sheets are current and accessible, and keep current on OSHA and other safety requirements.
Provide respectful, responsive customer service to residents and team members, address complaints sensitively, and complete assigned work orders efficiently and urgently.
