About The Position

The Properties at Wright Field in Dayton, OH is looking to hire a full-time Change of Maintenance Supervisor to work in our residential community. This role involves leading the turnover maintenance team in completing necessary repairs and upgrades to prepare properties for new lease move-ins. The supervisor ensures quality of work, coordinates with contractors, and directs the maintenance team in daily repairs and upgrades. The position requires strong knowledge of plumbing, drywall, appliances, woodwork, electrical, and HVAC repair. The role also involves reporting on vacancy status, providing excellent customer service to residents, personnel, vendors, and contractors, and complying with all safety and legal regulations. The ideal candidate is a trusted maintenance leader with extensive residential maintenance experience, strong leadership skills, and a commitment to quality results in a fast-paced environment.

Requirements

  • Minimum of four years' experience in related residential property maintenance
  • Minimum of two years' experience in a supervisory or management role
  • Strong commitment to quality and safety
  • Professional, courteous and work well with other team members.

Responsibilities

  • Directly monitor all homes during the "make ready" process.
  • Lead the turnover maintenance team in completing all necessary repairs and upgrades to get the property ready for new lease move-ins.
  • Ensure quality of work and coordinate with contractors to meet timeframe standards.
  • Ensure the quality of the make ready home process meets or exceeds standards established by supervisors.
  • Complete projects and direct the maintenance team in their daily repairs and upgrades.
  • Report on vacancy status (move-ins and move-outs).
  • Provide excellent customer service abilities with inside and outside personnel, vendors and contractors.
  • Comply with all safety, company, and state and federal laws and regulations.
  • Provide excellent customer service as a friendly and courteous presence for residents.
  • Communicate effectively with the team and residents, maintaining a high level of professionalism and respect.
