About The Position

The Maintenance Supervisor is responsible for completing repair & maintenance tasks at an assigned property, oversee work by vendors, and support the Facilities Team at various Community Roots Housing locations as needed. Requirements

  • High School Diploma or GED.
  • 2+ years’ experience working as an Apartment Maintenance Technician or in a related field.
  • General experience in and ability to perform basic plumbing, electrical, carpentry, appliance repair, building hardware/lock systems, wall repair and painting.
  • Ability to speak, read and write standard business English.
  • Basic computer skills including email, MS Word and MS Excel.
  • Ability to follow instructions accurately and to problem solve effectively.
  • Ability to keep accurate records and perform basic mathematical computations.
  • Ability to work effectively with people of diverse personalities, cultures and communication styles.
  • Ability to organize time efficiently, prioritize tasks and handle multiple interruptions and perform tasks in a self-directed manner.

Nice To Haves

  • Experience in plumbing, electrical, and mechanical systems.
  • Experience supervising vendors and skilled and unskilled maintenance staff.
  • Experience negotiating vendor contracts.
  • Knowledge of Landlord Tenant Laws or willingness to attend training.
  • Ability to work with minimal supervision.
  • Work as a mentor with other staff and willing to learn new applications.
  • CAMT, HVAC, Plumbing, Electrical.

Responsibilities

  • Apply repair knowledge of plumbing, electrical, carpentry, appliance, mechanical, and facilities maintenance experience to resolve issues at a Community Roots Housing apartment community.
  • Complete daily walks of building & property; ensure the interior and exterior of building are clean, safe, secure, and systems are in working order.
  • Troubleshoot building systems and manage vendor repairs as needed.
  • Maintain quality of building systems and components to ensure industry standard.
  • Coordinate with Maintenance Manager and other team members as necessary in the efficient and proper maintenance of the property, and complete assigned work orders.
  • Store tools and equipment in designated areas and ensure proper security measures have been taken. Track equipment inventory.
  • Responsible for purchasing and accurate inventory of all maintenance supplies, within budgetary limits.
  • Code all maintenance invoices for site, in accordance with Finance and Accounting policy.
  • Monitor billing accuracy and process all invoices as per Accounting Policies.
  • Ensure accurate and complete maintenance files, recording all maintenance and repair activity in accordance with CRH Policies.
  • Maintain list of approved, cost effective suppliers.
  • Provide information for annual budget preparation.
  • Advise Site Manager on purchasing and inventory needs of equipment, appliances and other materials.
  • Properly document all bids and other documents in accordance with the Public Works/Prevailing Wage process as it applies to applicable buildings within the portfolio, small works roster.
  • Be knowledgeable of and operate within the provisions of Seattle and Washington State Landlord Tenant, Fair Housing and ADA regulations always.
  • Respond to building emergencies, initiate required actions, and follow emergency procedures.
  • Share on-call duties after-hours with other maintenance team members.
  • Report all maintenance items, building issues, and propose purchases, to the Maintenance Manager in a timely manner.
  • Assist with annual inspections of units and common areas.
  • Maintain professional appearance and comply with prescribed uniform policy.
  • Attend scheduled meetings and complete assigned trainings.
  • Must have reliable transportation to travel between sites if applicable.
  • Other duties as assigned.
