About The Position

WinnCompanies is looking for a Maintenance Supervisor II to join our Island Palm Community located at Wahiawa, HI. This role is responsible for overseeing operations and directly supporting the department manager. Key duties include performing quality control functions, managing subcontracted activities, and providing training, coaching, and staff development. The supervisor ensures all operations are performed safely and contribute to positive customer feedback, as measured by customer service survey results. This position is located at a federal facility and requires a REAL ID compliant driver's license/ID by May 7, 2025, to access the facility. The pay rate for this position is $32.65 per hour. The supervisor will also participate in an on-call rotation.

Requirements

  • High School diploma or GED.
  • 3 - 5 years of relevant work experience.
  • Less than 1 year of required Supervisory/Management Experience.
  • Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.

Responsibilities

  • Participate in hiring, termination, performance management, and progressive discipline in coordination with the Director of Operations and Maintenance (DOM) and HR.
  • Train, coach, and mentor team members.
  • Schedule and adjust technicians' daily workloads.
  • Assist in coordinating technician training and truck stock inventories.
  • Maintain a close and highly responsive relationship with technicians, subcontractors, and residential service coordinators to facilitate service and Capital Outlay Maintenance (COM) requirements.
  • Adjust technician schedules as needed to complete all work requests in a timely manner.
  • Develop and support technicians.
  • Assist in the coordination of technician training, truck stock inventories, vacation planning, and company meetings.
  • May be responsible for duties of Maintenance Technicians, Service Order Coordinators, COM coordinators, and other Field Supervisors in their absence or as required.
  • Perform Quality Control checks for service request processes for technician and subcontracted work to ensure time and quality expectations are met.
  • Perform Quality Control checks throughout the COM process for technician and subcontracted work to ensure time and quality expectations are met.
  • Service Order Coordination includes investigating resident complaints and resolving them when possible, coordinating subcontractor work, and scheduling specialty work outside the normal appointment system.
  • COM Coordination includes scoping and identifying tasks required for COM, estimating time and cost to complete repairs, and coordinating contractor work.
  • Respond to service calls, complete COM work, and address other property maintenance requirements.
  • Resolve maintenance-related issues with residents concerning the maintenance department and the condition of their homes.
  • Elevate issues to a supervisor as needed.
  • Handle issues of a more sensitive nature requiring a higher level of customer service skills.
  • Participate in the on-call rotation as a supervisor.
