About The Position

The Maintenance Specialist maintains the grounds, facility, and equipment in a safe and efficient manner, following established policies and procedures and applicable federal, state, and local standards, guidelines, and regulations. The role helps ensure a safe, clean, and orderly environment by completing scheduled and unscheduled maintenance and repairs, maintaining grounds and equipment, and reporting defects or malfunctions. The specialist may drive a company vehicle as instructed and interacts professionally and respectfully with residents, employees, visitors, and others.

Requirements

• Mechanical aptitude required.
• Ability to interact tactfully, effectively, and professionally with employees, residents, family members, visitors, government agencies or personnel, and the general public as needed.
• Ability to work respectfully and considerately with people who are physically or mentally ill, disabled, elderly, emotionally upset, or at times hostile, regardless of their cognitive or functional level.

Responsibilities

• Maintain the general plant and facility in good repair and ensure a safe, clean, and orderly environment.
• Follow the maintenance schedule and instructions from the supervisor.
• Perform routine grounds maintenance, including work on parking areas and driveways, cutting, trimming, and sweeping as necessary or directed.
• Perform routine building and equipment maintenance and repairs, including plumbing, plastering, electrical, carpentry, and mechanical work, as directed and according to established procedures.
• Clean windows and screens as directed.
• Replace burned-out light bulbs, including exit, overhead, fluorescent, and room-call lights; perform housekeeping duties in very high places.
• Service heating and cooling units and systems as specified by the manufacturer and in compliance with established policies and procedures.
• Perform unscheduled maintenance tasks as directed.
• Report defective equipment and equipment malfunctions or breakdowns to the supervisor as soon as possible.
• Replenish maintenance supplies in work areas as necessary.
• Drive a company vehicle when instructed.
