About The Position

Green Alpha Property Management is the property management business of a real estate management and commercial investment company headquartered in Wake Forest, North Carolina, with a strong presence throughout the Southeast. The company acquires, manages, and enhances commercial real estate properties. The Maintenance Manager supports the daily management of the growing portfolio and helps provide tenants with a positive rental experience. This full-time, salaried role is responsible for maintenance and repair tasks at two apartment complexes in Columbia, South Carolina, keeping facilities in good repair and resolving work orders promptly. A willingness to learn is important.

Requirements

Experience with HVAC, mechanical, plumbing, and electrical systems.
HVAC certification.
At least 2 years of maintenance experience.
Experience with various systems, including Excel and Word.
Computer experience.
Strong desire to uphold personal honesty, integrity, and work ethic.
Passionate and enthusiastic attitude.
Valid driver's license and ability to drive to various properties.
Legal documentation demonstrating ability to work in the United States.
Willingness to learn.

Responsibilities

Respond promptly to maintenance requests and work orders, resolve issues efficiently, and delegate work as appropriate.
Perform preventative maintenance.
Coordinate with contractors, vendors, landscapers, and other parties.
Ensure facilities and related systems—including HVAC, plumbing, electrical, painting, and exterior elements—are in good working order.
Ensure units are ready for move-in by using checklists and physically visiting units.
Update and maintain work orders through AppFolio property management software.
Keep properties clean by ensuring complexes are clear of trash and debris.
Build lasting relationships with tenants and team members while contributing a positive, upbeat, and driven attitude.
