About The Position
The Maintenance Manager performs maintenance inspections, testing, repairs, and upkeep across equipment and building systems. The role requires solving maintenance problems in situations with minimal standardization and completing assigned duties under constant time pressures. Responsibilities include testing emergency generators, fire pumps, alarms, and sprinkler systems; recording data from electrical panels and inspections; maintaining refrigeration and other equipment; and designing and constructing carpentry items requested by other departments.
Requirements
- High school diploma or equivalent.
Responsibilities
- Solve maintenance problems in situations where minimal standardization exists.
- Perform assigned job duties under constant time pressures.
- Test the emergency generator.
- Record data from main electrical panels.
- Inspect equipment and building areas, including air compressors, roofs and roof-mounted equipment, and sprinkler systems; record inspection data.
- Test sprinkler-system water flow, tamper switches, and alarms.
- Test the fire pump and alarm.
- Inspect equipment and repair or replace it as necessary to avoid downtime.
- Inspect, lubricate, and clean condensers and evaporators.
- Perform annual inspections on refrigeration compressors, including changing oil and filters, disassembling compressors for internal inspection, and aligning mechanical couplings.
- Inspect and lubricate freezer and cooler doors, perform necessary repairs, and maintain an inventory of repair parts.
- Design and construct carpentry items requested by other departments.
