About The Position

The primary purpose of the Maintenance Laborer position is to perform janitorial and groundskeeping tasks that support the maintenance and upkeep of Biloxi Housing Authority (BHA) buildings and grounds. The work includes grounds maintenance, janitorial duties, equipment delivery, and vacancy trash-outs. The position helps ensure residents receive clean, safe, and decent housing, and all activities must support BHA’s mission, strategic goals, and objectives. The position maintains property grounds and common areas, cares for lawns and landscaping, removes trash and debris, maintains playgrounds and signage, pressure washes and cleans buildings and structures, and assists with work in vacated apartments and equipment deliveries. The incumbent maintains assigned tools and equipment, communicates maintenance issues, and documents completed work in the work-order system. With prior supervisory notice and approval, the employee may work during emergencies and after business hours. Other duties may be assigned.

Requirements

High school diploma or GED, or trade or vocational school certification, and at least one year of related experience in a maintenance or groundskeeping role; or an equivalent combination of education, training, and experience that BHA determines provides the required knowledge and abilities.

Responsibilities

Maintain BHA grounds, parking areas, sidewalks, and fence lines; remove and dispose of debris, trash, and furniture; clean roofs, gutters, and ditches; repair or install clothesline poles and wash lines, steps, sidewalks, fences, and other non-dwelling equipment; patch potholes; and fill holes on property grounds as needed.
Maintain assigned tools and equipment, including equipment trailers.
Clean trash throughout properties, including dumpster areas, trash chutes, trash rooms, bushes, and areas surrounding units.
Perform lawn and landscaping care, including cutting grass, trimming hedges, watering grass and shrubs, and raking.
Pressure wash buildings, sidewalks, drives, and other areas.
Remove algae and mildew from buildings and structures using appropriate cleaning supplies and methods.
Maintain playground areas by raking mulch and removing rocks, glass, sticks, and other debris to keep play areas clean, level, and safe.
Communicate maintenance issues to customers and BHA personnel and report unsafe or unsatisfactory conditions to a supervisor.
Complete assigned work and work orders within specified timeframes, documenting work performed in the work-order software with at least two pictures, two sentences, and materials used for each completed task.
Assist vacancy crews by removing carpet, trash, furniture, and other items from vacated units.
Remove, store, transfer, and discard abandoned tenant belongings from vacated apartments.
Assist the Warehouse Clerk with deliveries of appliances, parts, and other equipment to sites.
Maintain signage and posts, replace them as needed, and install signs such as handicap parking, parking lot, directional, office, and apartment address signs.
Operate specialty equipment to grind sidewalks.
Apply protective or decorative coatings using brushes, rollers, and airless spray equipment on surfaces including wall and ceiling board, wood, metal, plaster, stucco, concrete, and brick.
Work during emergencies and after business hours when given prior supervisory notice and approval.
Perform other duties as assigned.
