About The Position

Burns Management is a professional real estate management company in business since 1974 seeking an experienced and highly motivated individual to join our team of talented professionals. Come join a winning team! A Maintenance Foreman is needed at Burns Management. Responsible for the operation of property maintenance facilities, service and turnover teams, the ordering and purchasing of all supplies, adherence to the respective property maintenance budgets, the completion of ‘Gold Standard’ inspections coupled with the coordination, scheduling and completion of deficiencies found in those inspections. Additionally responsible for setting up the maintenance team for success and removing barriers to make team members successful. The maintenance foreman is responsible to hold his team members accountable to the highest level of customer service and to the metrics set forth in each team members description.

Requirements

  • Must be able to lift and carry at least 50 pounds and negotiate stairs and ladders easily.
  • Demonstrate an ability to support and contribute to community team.
  • Demonstrate strong oral and written communication skills.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Participate in training to comply with new or existing laws.
  • Ability to work a flexible schedule, including evenings and weekends.
  • Two (2) years experience in previous relevant field.
  • Neat, clean, professional always throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the employee handbook.
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.

Responsibilities

  • Coordination and oversight of all service requests, turnover and preventative maintenance utilizing management software.
  • Compliance with HUD regulations
  • Ensuring that all requests are completed in an efficient, effective and timely manner.
  • Maintenance of all equipment supplies and completion of preventative maintenance schedule.
  • Communicate with Community Manager to define ‘made-ready’ for apartment turnovers.
  • Maintain on-call schedule.
  • Responsible for the purchasing/ordering of all maintenance and turnover supplies and adherence to the maintenance budget.
  • Completion of work orders in a timely and effective manner.
  • Oversight of all contract labor.
  • Responsible for the overall presentation of the site (landscaping, snow removal, general cleanliness)
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Attendance is an imperative job function.
