About The Position

Coranet Corp is seeking a Low Voltage Project Manager (Div. 27/28) - Access Control based out of our Fort Lauderdale office to join our growing Florida project management team. This is a hands-on, project-level PM role focused on the day-to-day execution of low-voltage scope on commercial and multifamily new-construction builds across South Florida. Working alongside Coranet's other Florida PMs and reporting to the Florida Operations Manager, this person owns the delivery of their assigned projects from kickoff through closeout - managing schedules, field crews, subcontractors, materials, budgets, and the client relationship on each job. The PM is the primary day-to-day point of contact for the GC, owner, and consultants on their projects, working from the Fort Lauderdale office and regularly visiting active jobsites. A strong emphasis of this role is physical security, particularly access control, alongside video surveillance and the broader Div. 27/28 scope (structured cabling, pathways/spaces, wireless, and AV infrastructure). The ideal candidate combines solid construction coordination skills with real technical fluency in electronic security systems and thrives in a fast-paced, growth-oriented environment with clear ownership of their projects. This is not a territory-leadership position - it is a project-execution role joining an existing PM team. The right person is organized, responsive across email/text/phone/in-person, comfortable reading drawings and specs, and able to keep multiple commercial builds moving on schedule and on budget.

Requirements

  • 3+ years (or 2+ years with strong electronic security experience) in low-voltage construction project management or project coordination, delivering Div. 27/28 scope.
  • Hands-on experience with access control and video surveillance systems - including door hardware coordination, readers, controllers, credentialing, and VMS/NVR setup (e.g., Avigilon, Genetec, Software House/C•CURE, LenelS2, Brivo, or similar platforms).
  • Ability to interpret construction documents, blueprints, and Division 27/28 technical drawings.
  • Strong organization, communication, and follow-through; able to manage multiple commercial/multifamily projects at once and keep stakeholders aligned via email, text, phone, and in person.
  • Ability to travel to jobsites across South Florida (and Florida as needed). Valid driver's license.

Nice To Haves

  • Bachelor's degree (or equivalent relevant field experience).
  • Experience on ground-up commercial and multifamily new construction.
  • Strong working knowledge of structured cabling (Cat6/Cat6A and fiber), pathways/risers, IDF/MDF buildouts, wireless (WAP) rough-in support, and AV infrastructure.
  • Experience working in simPRO, Fieldwire, and other project management software.
  • Electrical background.
  • Comfortable in Excel and with job-cost metrics; experience with Procore (or similar) and Bluebeam.
  • Bilingual (English/Spanish).

Responsibilities

  • Own end-to-end delivery of assigned Div. 27/28 low-voltage projects - primarily ground-up commercial and multifamily new construction, plus major renovations and tenant improvements.
  • Manage project planning, scheduling, crew assignments, and execution to deliver each job on time, within scope, and on budget.
  • Serve as the primary day-to-day point of contact for GCs, owners, consultants, and subcontractors on assigned projects; maintain a high level of responsiveness and professionalism.
  • Coordinate closely with the Florida Operations team and leadership to share resources, align on priorities, and maintain consistent quality and safety standards.
  • Work within Fieldwire and simPRO to manage projects, updates, tasks, and ensure proper execution.
  • Lead the delivery of access control scope on assigned projects - door hardware coordination, controllers, readers, power, credentialing, and head-end/software setup - working with manufacturers and integration partners through programming, testing, and commissioning.
  • Manage video surveillance (IP camera / VMS) scope from rough-in through configuration and turnover, including camera layouts, NVR/VMS setup, and verification of coverage and recording.
  • Coordinate security scope tightly with door hardware, electrical, and IT trades so installations are clean, code-compliant, and fully functional at turnover.
  • Track long-lead security equipment early and plan procurement around manufacturer lead times to protect the schedule.
  • Participate in internal kickoff meetings with Sales, Design, and Engineering to confirm scope, assumptions, milestones, and delivery strategy for each assigned job.
  • Review drawings, Division 27/28 specifications, and site conditions; identify scope gaps and risks early and coordinate RFIs and clarifications as needed.
  • Schedule and conduct jobsite walkthroughs with internal teams, subcontractors, GCs, and clients; align installation approach to design intent and construction sequencing.
  • Coordinate multi-trade interfaces (electrical power/grounding, pathways, sleeves, and firestopping, telecom rooms, door hardware) to support clean installations.
  • Manage shop drawings and submittals for assigned projects; coordinate approvals and releases in line with the project schedule.
  • Support permit and inspection requirements with AHJs, GCs, and licensed partners as needed; keep documentation complete and submitted on time.
  • Ensure installations meet applicable codes, standards, and project requirements; support inspections and site readiness.
  • Review takeoffs and bills of material for accuracy prior to ordering; flag long-lead items and align procurement to schedule milestones.
  • Coordinate ordering and deliveries with internal teams and clients; ensure materials are received, logged, staged, and ready prior to install.
  • Monitor material usage and manage excess/defective material returns and replacements.
  • Direct and support foremen, technicians, and subcontractors on assigned projects; set priorities, sequencing, quality expectations, and safety requirements.
  • Monitor field utilization on your projects and communicate manpower needs to operations leadership.
  • Manage subcontractor performance on assigned jobs and provide feedback to support onboarding and evaluation.
  • Track labor hours vs. budget, material costs, and margin performance on assigned projects; flag variances and implement corrective actions early.
  • Manage the change order process at the project level: document scope, coordinate pricing with Sales/Engineering, route client review/approval, and execute internally.
  • Provide clear, regular reporting on milestones, schedule, risks, staffing needs, and financial performance to operations leadership.
  • Provide daily/weekly status updates to clients/GCs as required by project size and complexity; proactively communicate issues and solutions.
  • Manage punch lists and closeout activities through final acceptance.
  • Deliver required turnover documentation - as-builts, labeling/admin, copper/fiber test results, security system as-programmed documentation, warranties, and O&M materials as required by contract.
