About The Position

Avanath is a property management company focused on providing affordable housing. The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. This role requires professionalism, positive engagement, a strong sense for creating community, and a drive to go the extra mile for residents and staff. Success is driven by building relationships with residents, vendors, and partners. The role requires an authentic, open, and professional attitude when addressing concerns, utilizing organizational support services and senior leadership. A positive and professional approach, active listening, and integral support are essential to ensure residents and staff feel seen, heard, and valued.

Requirements

  • Passion for providing exceptional customer service.
  • 2+ years of sales and/or customer relations experience.
  • Solid computer knowledge, Windows (Word, Excel), internet, and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.

Responsibilities

  • Greet and qualify all prospects.
  • Record all telephone and in-person visits on guest cards.
  • Inspect models and available “market-ready” units, and communicate related service needs to the Community Manager.
  • Demonstrate community and apartment/model features and benefits to prospects and close the sale.
  • Have prospects complete applications and secure deposits according to company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approvals.
  • Ensure apartments are ready for resident move-in on the agreed date.
  • Follow up with prospects who did not close to attempt to close the sale again.
  • Refer prospects to sister communities if unable to meet their needs.
  • Secure new resident signatures on appropriate paperwork prior to move-in.
  • Orient new residents to the community.
  • Assist in monitoring renewals.
  • Distribute and follow up on renewal notices.
  • Accept rental payments.
  • Type leases, complete appropriate paperwork, and input information into the Yardi System accurately and in a timely manner.
  • Maintain current resident files.
  • Distribute all company or community-issued notices.
  • Maintain accurate monthly commission records on leases and renewals for bonus purposes.
  • Assist the management team with other various tasks as required.
  • Consistently implement community policies.
  • Receive all telephone calls and in-person visits.
  • Listen to resident requests, concerns, and comments.
  • Quickly complete maintenance service requests and inform the maintenance team.
  • Answer resident questions about the community, repairs, rent, rules, etc.
  • Follow up in a timely manner if unable to respond to residents immediately on all matters.
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests daily.
  • Maintain open communication with the Community Manager and Maintenance Supervisor.
  • Contribute to the cleanliness and curb appeal of the community on a continuing basis.
  • Assist in planning resident events.
  • Attend events and participate as a host for any event as directed by the Community Manager.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
  • Under the direction of the Compliance department and the Community Manager, manage compliance file maintenance, where applicable.
